Mr. Prabhan Sak Raksaiwan, Managing Director of LWS Wisdom and Solutions Co., Ltd., a research and development company in the real estate sector under LPN Development Public Company Limited, stated that a survey of the behavior of condominium buyers in the Bangkok metropolitan area during 2022-2023 revealed that buyers currently prioritize 6 key factors when choosing a condominium, which include:<\/p>

- Location<\/strong><\/p>

The survey results showed that 81% of respondents consider location to be the most important factor. Buyers prioritize locations that are convenient for travel, close to public transportation or expressway access points, near workplaces, and educational institutions.<\/p>

- Price<\/strong><\/p>

Price is the second most important factor, with 65% of respondents indicating that a reasonable and affordable price in the same location is a crucial factor influencing their decision to purchase a project.<\/p>

Once a suitable location and price are determined, the next deciding factors for purchasing a project in the same area at a similar price level are amenities and project design, with the following factors being important to buyers:<\/p>

- Green Space<\/strong><\/p>

The survey found that 84% of respondents value projects with common areas that include green spaces for relaxation.<\/p>

- Exercise Areas<\/strong><\/p>

In addition to green spaces, the survey revealed that 79% of respondents desire projects that feature exercise areas, including swimming pools, to align with modern lifestyles that prioritize health and fitness.<\/p>

- Energy-Saving Amenities<\/strong><\/p>

Moreover, at least 40% of respondents emphasize the importance of energy-saving amenities, such as EV chargers and solar cell installations for energy conservation.<\/p>

- Room Layout<\/strong><\/p>

Lastly, room layout is the final factor influencing buyers' decisions. Research shows that at least 48% of buyers are looking for 1-bedroom units, making up 65% of respondents, while 28% are interested in studio apartments due to their size suitability for living. Currently, there is a growing trend for 1-bedroom plus units, as research indicates that 22% of condominium residents still work from home 1-2 days a week, particularly among Gen Z individuals who seek versatile spaces that can serve as home offices.<\/p>

Within the condominium units, residents prioritize the bedroom first, followed by the living room, with the kitchen being the least important. There are numerous unit designs available, each with its own advantages and disadvantages. For example, a living room adjacent to a window or balcony benefits from natural light and outside views but may not suit those who cook frequently if the kitchen lacks balcony access. Conversely, units with kitchens connected to balconies may sacrifice living room views and natural light.<\/p>

Once a suitable location and price are established, the remaining 4 factors become crucial in the final decision-making process when comparing project details within similar locations and price ranges, especially concerning exercise areas and green spaces that create a relaxing atmosphere for residents. Therefore, the design of common areas in condominiums should prioritize these two aspects, focusing on creating functional and diverse spaces that promote various uses beyond basic common areas, such as yoga rooms, boxing areas, jogging tracks, and outdoor co-living spaces. This necessitates real estate developers to create projects that consider buyers' needs, particularly in common areas and room layouts, as these are the 4 critical factors in the final purchasing decision,” Mr. Prabhan concluded.<\/p>
