What is RealX? Anyone Can Invest for 182 Baht

This allows younger generations and the general public to access luxury condominium investments more easily. The investment in the “RealX” digital token has a project lifespan of 10 years from the start date.

The “RealX” digital token will be offered at a price of 182 Baht per token, with 1 digital token equivalent to approximately 1 square inch of condominium space. The total number of “RealX” tokens available for this ICO (Initial Coin Offering) is not to exceed 19,230,769 tokens, representing a total offering value of between 2.4 billion and 3.5 billion Baht.

“The Park Origin project consists of three locations: Phrom Phong, Phayathai, and Thonglor, which are high-potential condominium projects located in the heart of Bangkok with high rental demand. Currently, all three projects are ready-to-move-in condominiums designed with modern aesthetics and well-maintained facilities. These projects will be managed by Hampton Hotel and Residence Management Company, a subsidiary of Origin Property Public Company Limited.”

The investment structure for the RealX digital token will be allocated at the discretion of Token X, considering various factors such as the order of payment from investors, with those who pay first receiving priority (First come first served), relevant laws and regulations, the demand for digital tokens from different types of investors, and market conditions. This is to ensure the success of the token sale, allowing retail investors to invest up to 300,000 Baht each. The funds raised from the investment in the digital token will be used to invest in the RSTA (Revenue Sale and Transfer Agreement) to generate income from the project assets through Real Estate Integration Company, which will hold ownership of all three Park Origin condominiums, as well as cover transaction costs, loan repayments from fundraising, and working capital for the token issuer.
Token holders will receive returns in two parts:
Years 1-5: Returns will be distributed quarterly from the net rental income of the three condominium projects that serve as reference assets, with Park Luxury Company, a subsidiary of Origin Property Public Company Limited (ORI), guaranteeing a minimum net income of 4-5% per year of the digital token offering value. Returns will be paid in Thai Baht through two methods: direct transfer to the bank account for investors who retain their digital tokens in the Token X Application, and transfer to the Cash Balance account of investors who have transferred tokens to a digital asset exchange.

Years 6-10: From year 6 onwards, unsold units will be sold in the market. If market conditions are favorable in any given year, an additional +10% of the total units planned for sale that year can be sold. For example, if 15% is planned for sale in year 7, but market conditions are good, up to 25% (15% + 10%) can be sold. Once sold, the net income will be distributed back to token holders, while unsold units will continue to generate quarterly rental income for token holders.
Before purchasing the “RealX” digital token, all buyers must open a digital wallet with TokenX (a company under the SCBx financial group). After that, token holders can choose to transfer their digital tokens from the digital wallet to a certified digital asset exchange to receive returns according to the program during the 10-year period.
However, if token holders transfer the RealX investment token to a digital asset exchange, they will not be able to transfer it back to the digital wallet opened with TokenX.*

Invest Safely Through a Trusted Fund Management System
The “RealX” digital token will raise funds by issuing and offering digital tokens for investment to the public through a digital token offering service provider (ICO Portal) such as Token X Company, which is part of the SCBX financial group and has received approval from the SEC, ensuring that transactions are highly secure. Additionally, Token X's ICO Portal system has been prepared with reliable security standards and has been audited by both internal and external advisors.

This enhances investor confidence, and in collaboration with Baker & McKenzie, which serves as legal advisors, it further boosts investor trust. Thai Commercial Asset Management Company will act as a trustee to manage the assets for the benefit of investors in the “RealX” digital token.
Under the terms and conditions of the trust establishment agreement, the digital token issuer is required to transfer 100% of the shares in Real Estate Integration Company to the trustee to become the property of the trust (after this transfer, the trustee will hold 99.99% of the shares, with two Thai individuals appointed by the trustee holding one share each). The trustee will own the trust's assets and hold ownership on behalf of the trust to prevent the project assets from being sold, transferred, or encumbered without the trustee's approval or contrary to the agreement (the information statement for the digital token offering and the draft prospectus for the initial public offering of the RealX digital token have already been approved by the SEC).
