JUZMATCH, a Startup under ‘Sansiri’, Aims for 66% Growth This Year, Matching 600 Properties and Enhancing Investment and Lease Purchase Platforms
JUZMATCH, Thailand's First Real Estate Lease Purchase and Investment Platform is one of the startups co-invested by ‘Sansiri’. It has successfully delivered over 700 homes, creating a property value in the lease purchase model exceeding 3 billion baht within just 2 years. There are over 1,500 users on the platform under this new business model, aiming to address pain points in the real estate sector by targeting individuals who find it difficult to secure home loans. It serves as a bridge connecting three groups: the first group consists of buyers who wish to own a home but face banking restrictions; the second group includes investors looking to reduce risk and manage assets; and the third group comprises sellers, property owners, or real estate development companies wanting to sell properties more easily. In 2023, signs of recovery in the real estate market are evident due to both domestic and foreign purchasing power, with a target to deliver 600 homes, achieving a growth of 66% and a cumulative value of over 3 billion baht, while aiming to increase platform users to 2,500.

Mr. Rattanapol Montmahachinda, CEO & Co-Founder of JUZMATCH stated that after launching JUZMATCH, a lease purchase and real estate investment platform designed to tackle the pain points of the real estate industry, it offers better options for three groups: buyers who want to own a home but are not ready for bank loans, allowing them to lease and improve their credit until they can own a home; investors interested in real estate but lacking experience or fearing risk; and sellers, property owners, or real estate developers wanting to reach new customer markets. The business model's structure guarantees risk management on all fronts, supported by a professional team providing guidance and assistance throughout the contract duration. To date, JUZMATCH has delivered over 700 homes, creating a property value in the lease purchase model of 3 billion baht within 2 years of operation, even during the COVID-19 pandemic, achieving an average growth of over 100% per year.

However, 2023 marks a year of clear recovery for the real estate business, as domestic purchasing power continues to improve, along with the return of foreign tourists to Thailand. The trend of lease purchases is also increasing, particularly among individuals with purchasing limitations, especially freelancers and online sellers. According to commercial bank data, there is a rejection of home loans for this group exceeding 100 billion baht each quarter, clearly indicating that many still face challenges accessing housing loans, a fundamental necessity of life. Additionally, the index for property price growth rises every year, forcing those unable to access loans to rely more on cash to buy homes. Both factors present opportunities for JUZMATCH to meet market demands and facilitate easier home ownership, while also helping property developers increase sales.

Mr. Nat Boonyapiban, COO & Co-Founder of JUZMATCH revealed that currently, there are 1,500 users on the JUZMATCH platform, comprising 800 buyers, 300 investors, and 400 sellers. This year, the goal is to increase platform users to 2,500, expanding recognition among diverse customer groups while matching lease purchasers and investors across 18 provinces nationwide, with 87% being new properties and 13% being second-hand properties. Of all properties listed, 75% are from companies listed on the Stock Exchange of Thailand. In 2023, JUZMATCH will continue to develop new investment products to better meet investor needs, such as cash-based investments allowing partial ownership of assets, known as Cash-Based Fractional Ownership, through Smart Contracts on Blockchain technology for enhanced security and easier transactions for investors.

The strength of the JUZMATCH platform lies in offering new solutions that directly address the needs of target groups. For buyers with high purchasing power and repayment ability but facing banking restrictions, such as freelancers, influencers, and young professionals with high future income potential, like engineers and doctors, who cannot currently buy their desired homes; investors who love real estate investment, including newcomers unfamiliar with the market but seeking convenient, low-risk investments that do not require cash; and finally, sellers, homeowners, or project owners wanting to sell homes but facing challenges with customers unable to secure loans despite having purchasing power. The platform helps bridge the gap, enabling projects to sell homes to customers with purchasing power more effectively.
