PROSPECT REIT Announces Impressive Dividend of 0.2200 Baht per Unit, Aiming for Continued High Returns with Additional Investments in Q1
Prospect REIT Management Co., Ltd., the manager of the Prospect Logistics and Industrial Real Estate Investment Trust, or "PROSPECT REIT," has announced that its board of directors has approved a dividend payment for unitholders based on the performance from October 1 to December 31, 2022, at a rate of 0.2200 Baht per unit. For the entire year of 2022, the total payout amounts to 0.9025 Baht per unit, showcasing a strong occupancy rate of over 93%. The demand for warehouse and factory rental space in the Bangna-Trad area remains robust, benefiting from the expanding industrial sector. The company is preparing for its first capital increase to invest in high-potential assets in the Bangna-Trad area within the first quarter of 2023.

In 2022, PROSPECT REIT generated total operational revenue of 445.21 million Baht, reflecting a 0.45% increase from the previous year, with operational profit reaching 284.83 million Baht. This performance indicates a continuous growth trend aligned with the overall recovery of the warehouse and factory rental business in 2022, as both Thai and foreign operators look to expand their businesses following the domestic economy's resurgence. Additionally, government investment promotion efforts have further stimulated strong industrial growth.

The Bangkok Free Trade Zone 1 (BFTZ1) located on Bangna-Trad Road, Km. 23, is a key asset under the trust, situated in a prime location for the industrial and logistics sector, featuring a Free Zone and quality warehouses and factories that can meet diverse business needs.
The Foreign Direct Investment (FDI) figures for 2022 from the Board of Investment (BOI) reveal a significant growth of 36%, positioning Thailand as an important manufacturing base in the region. This growth is expected to positively impact PROSPECT REIT's future investment expansions as well.
Additionally, the ex-dividend date (XD) will be announced on March 21, 2023, with payments to unitholders scheduled for March 31, 2023.
PROSPECT REIT will hold an online press conference to announce its first capital increase, providing detailed information about two potential investment projects and the process for subscribing to additional trust units on February 16, 2023, from 10:30 to 11:45 AM.
