The Nest Partners with KRD to Announce Two Projects Worth 3.9 Billion Baht
Ms. Usana Mahakijjiri, CEO of The Nest Property Co., Ltd. revealed the overall real estate market outlook for 2023, stating that the market is expected to continue improving from last year, supported by various positive factors. These include ongoing investments from foreign investors in Thailand through capital markets and investments in various real estate sectors, along with China's policy of reopening its borders, which will revitalize the tourism sector. These positive factors will undoubtedly benefit the overall economy of the country.

“In business, we must consider both positive and negative aspects to formulate our policies. This year, we remain confident and continue to invest with our business partners,” Ms. Usana stated, elaborating that “if the overall economy improves, the company believes that real estate sales figures will certainly rise. At the same time, the demand for residential properties from domestic consumers remains strong, as reflected in the positive sales of our single-family homes and the increased sales performance of major real estate developers listed on the stock exchange, who focus on launching single-family housing projects.”
Regarding the real estate development policy for 2023, Ms. Usana stated, “The company remains committed to developing high-end residential properties, or luxury homes, equipped with modern amenities in prime locations of Bangkok, particularly in the single-family housing market, which we have been expanding since 2022 by launching luxury single-family homes in the eastern zone, an area with clear market growth and amenities.”

“This year, the company has partnered with a major Japanese real estate developer, Kanden Realty Development Co., Ltd. (KRD), to launch two new projects worth a total of 3.9 billion baht. When combined with the AERIE Srinakarin-Krungthepkreetha pilot project launched in mid-2022, the total project value will reach 6.4 billion baht. The latest project has received a very positive response from customers aged 30-40 who are looking to expand their families and need homes with versatile functions that can adapt to their lifestyles,” Ms. Usana added.
The two new projects set to launch this year are single-family homes located in the Srinakarin and Krungthepkreetha areas. The first project is developed under the name
- AVIAN Srinakarin-Krungthepkreetha, a two-story single-family home project covering 42-0-54 rai with 166 units, each unit ranging from 50.37 to 111.7 square wah, with usable space of 230-290 square meters. Prices start at 12.9 million baht* and will be launched in August 2023, with a project value of approximately 2.7 billion baht.
This project is adjacent to Krungthepkreetha Road and comes with various functions and features that everyone will appreciate, along with a competitive price, making it a single-family home starting at just 12.9 million baht. It is expected to receive a positive response similar to the AERIE Srinakarin-Krungthepkreetha project.
- AERIE Srinakarin-Suan Luang is being developed as a luxurious three-story single-family home project on a land area of 9-2-25 rai with 43 units, each unit ranging from 52.8 to 74.22 square wah, with usable space of 313-370 square meters. Prices start at 22.9 million baht* and will launch in the fourth quarter, with a project value of approximately 1.2 billion baht.
Ms. Usana stated that the luxury home market priced between 20-40 million baht still has limited supply available, while consumer demand continues to be strong. Therefore, the company sees an opportunity in this market and aims to design homes for every family member, ensuring they meet consumer needs. Features include parking spaces for 3-5 cars, a welcoming foyer with a designated shoe storage area, a large kitchen with a pantry, a multi-purpose room, a laundry room on the third floor, and designs that accommodate home lifts in every unit, along with an inner courtyard space connecting the home with nature.
Ms. Usana emphasized that “the company prioritizes project development to create a lasting impression on consumers, especially regarding quality in all aspects—not just construction or quality materials. Usable space and room function design must also be of high quality, as every square inch must be practical and suitable for residents.”
