V-Retail, a company under Property Perfect Group is investing 7 billion baht in a mixed-use project covering 13 rai along Ratchadapisek Road, adjacent to the MRT Cultural Center. The project will feature office buildings alongside retail spaces both indoors and outdoors, in collaboration with Jod Fair, a well-known night market operator, who will manage all retail areas. The lifestyle mall aims to be a hub for street food, promoting Thailand's soft power, and will introduce a trendy new night market in the style of Jod Fair. The project is set to be completed in 2024.

Mr. Sanit Atthayanasukul, CEO of Property Perfect Public Company Limited stated that Property Perfect sees investment opportunities that enhance the company's potential, particularly in high-potential commercial real estate projects, for which the company has suitable land. The retail business is constantly evolving, necessitating rapid adaptation.

Recently, the company has begun developing a mixed-use project on its 13 rai of land along Ratchadapisek Road, a high-potential location, with an investment budget of approximately 7 billion baht. This project will develop office buildings along with retail spaces inside and in front of the buildings, marking the first shopping center in Thailand with both indoor and outdoor areas. The company has partnered with Jod Fair, an expert in managing night markets, to manage all retail spaces, ensuring the project will be popular among Thai people due to its proximity to residential projects, office buildings, and the Chinese embassy, which will attract Chinese tourists. It will also support small business operators by providing business opportunities in an excellent location. The project is managed by V-Retail Public Company Limited, a company in the group that operates commercial space.

Meanwhile, Property Perfect will oversee the entire office building, which will become the new headquarters for Property Perfect and its group companies to accommodate the overall business expansion, consolidating employees from various office buildings into one central location. The project is currently in the construction permit application phase and is expected to begin construction after March, with completion scheduled for 2024. It is anticipated that revenue will be recognized immediately upon opening.

Additionally, Property Perfect has another plot of land across the street, approximately 11 rai, ready to be developed into retail space to expand from this project, which will be monitored in the future.

Mr. Phorosawat Kasetjulasrirot, CEO of V-Retail Public Company Limited stated that this project is located along Ratchadapisek Road in the fastest-growing business district of Bangkok, with a public transportation system facilitating travel, as it is adjacent to the MRT Cultural Center station, which will connect the blue and orange subway lines.
The project has a value of 7 billion baht and consists of two zones: a 12-story building and retail space in front of the building.
The building has a total area of over 93,000 square meters, divided into:
- Office space: 5 floors, 20,000 square meters.
- Retail space: 3 floors, 25,000 square meters.
- Parking space: 4 floors, 33,000 square meters.
- Parking capacity: 750 vehicles, with service and circulation areas, gardens, and lobbies totaling 15,000 square meters.

The office space will serve as the new headquarters for Property Perfect and its group companies to support the overall business expansion, consolidating employees from various office buildings into one central location, along with a sales office in the city center, with plans to develop it into a modern office.

Under the concept of Smart Green Office, the project emphasizes energy conservation and environmental friendliness from the design of the building to allow natural light to enter, saving energy. It features a rooftop garden and green spaces within the building, solar roofs utilizing solar energy, and EV Charging Stations for electric vehicles. Additionally, it incorporates innovations and technologies for building management, such as facial recognition systems for entry and exit, license plate recognition systems, smart access card systems, and contactless parking payment systems. The interior includes fully equipped office spaces and co-working spaces with amenities and recreational facilities that cater to the lifestyle of working individuals. The retail area, which is the highlight of the project, will be managed by 'Jod Fair', featuring lifestyle restaurants and shops inside the building, while the front of the building will host a new night market, set to open in 2024.

Regarding Mr. Pairoj Roykaew, founder and manager of the night market and Jod Fair, he revealed that after the project is completed, Jod Fair will relocate to this project, where Jod Fair will manage all retail spaces, including 25,000 square meters of indoor retail space across three floors, with a total of 928 shops. Initially, it is expected that the outdoor area in front of the building, approximately 5.6 rai, will become a new night market with both shops and kiosks, totaling 798 shops, primarily following the original 'Jod Fair' concept, with additional diverse offerings. The unique night market concept of 'Jod Fair' will allow former vendors from the original market to relocate to the new space while also welcoming new vendors to set up shop. The development of the outdoor area will incorporate both the advantages and challenges from the previous location, particularly in redesigning the layout to attract customers. Additionally, a diverse selection of shops will be curated, featuring products, food, and fashion that align with current trends, providing customers with a fresh experience and becoming a must-visit destination for international tourists at Jod Fair.

The main concept is to use architecture as a differentiating factor, creating a memorable image for customers and visitors that can be recognized even at first glance. This involves integrating old factory-style architecture with modern fashion. The shops within the building will be appropriately divided into sections for various types of stores, including vintage fashion, street fashion, food, furniture, music, art, and crafts.
