Lalin Property is leading the trend of transforming dream homes into reality, integrating health and eco-friendliness beyond just green spaces, and promoting multifunctional homes to ensure that every family member lives in a space that is more than just a "home"

Mr. Churachart Chakrakul, Managing Director of Lalin Property Public Company Limited (LALIN), a quality real estate developer under the concept of 'homes built on good intentions,' revealed that the current trend of Green and Sustainability remains a crucial focus, along with the concept of ESG : Environmental, Social, and Governance to develop businesses sustainably. This trend is a guiding principle for businesses worldwide in developing organizations, products, and services. The company has adopted this approach as a fundamental starting point for development across all sectors, especially in the concept of transitioning from first homes to family homes to ensure sustainability across generations.

“Lalin Property aims to create homes under the concept of 'Sustainable Architecture', focusing on designs that minimize environmental impact while considering the comfort of living alongside nature's sustainability. This is evident in our design developments that prioritize increased green spaces. The company aims to create a pleasant environment in every project, enhancing greenery to reduce the rising PM2.5 dust issues. Additionally, this can increase oxygen levels in the air and promote better health for residents. We have selected environmentally friendly decorative materials and enhanced energy-saving balance in living spaces. Furthermore, the design of residences under this concept must also consider climate conditions, sunlight direction, wind, and noise to ensure greater comfort and sustainability,” Mr. Churachart stated.

As for “Housing Trends in 2023,” they remain similar to last year, with four factors that both residents and designers continue to prioritize:

Health-oriented housing trends have emerged from global residents' awareness, especially during the recent severe pandemic, leading consumers to recognize the importance of choosing homes that promote good health. The company has selected products that enhance customer benefits, such as using Silver Nano Technology paint that inhibits viruses and bacteria. Homes are equipped with ventilated ceilings for easy air circulation, and high ceilings contribute to a spacious and comfortable environment. Our projects utilize precast structural systems to reduce electricity and water usage during construction, also helping to decrease PM2.5 dust levels.

Green space trends have developed to address the current pain points of people who have less opportunity to connect with nature. Therefore, creating central green spaces that fulfill these needs is something that developers should prioritize. Lalin Property has continuously applied this trend, as increasing green spaces acts as the lungs of the community and serves as a recreational hub for families during happy weekends.

Sustainability trends arising from increased awareness of nature and environmental care have led the company to develop homes and common areas that meet these needs. Currently, we use water-saving fixtures to reduce unnecessary water consumption, install solar cell systems in common areas to conserve natural resources, and utilize roofs with thermal insulation in clubhouses to reduce air conditioning workload and save electricity. Additionally, we have installed EV Charger connection points to accommodate the future trend of electric vehicle use.

Multifunctional trends mean that homes must serve more than just as living spaces; they should allow flexible usage of different areas. For example, the downstairs area can be adjusted to serve as a Flexible Function space that accommodates activities for all family members, whether it’s a Work From Home area, Online Study, exercise space, or even a room for elderly care in the future. This ensures that everyone in the home has a private space to engage in activities they enjoy,”

“All of this is part of the ongoing innovation efforts by the Product Development (PD) team at Lalin Property. We continuously consider the overall environment of the project, the beauty of home design that offers new living experiences, and select health and environmentally friendly materials that residents can use sustainably in the long term. Importantly, this year, the trend of electric vehicles is gaining significant interest among Thais, so we are preparing to enhance our designs to include electric charging systems for customer convenience. We will strive to incorporate these new lifestyle trends into our design approach to ensure the most harmonious living experience for the future. This is an ongoing challenge to keep Lalin Property homes in the hearts of our customers at all times,” Mr. Churachart concluded.
