“This is an exciting new concept inspired by the traditional lifestyle of Thai families, where multiple generations often build their homes close to each other and regularly visit one another.”

Mr. Chakrit Hassarangsee

Senior Director, MQDC

MQDC (Magnolia Quality Development Corporation Limited), one of Thailand's leading real estate developers, has announced that it is ready to open the first villa of the Mulberry Grove The Forestias project on December 1, 2022. This will showcase a new home design concept where multiple villas are interconnected, allowing extended families with members from various generations to live together while still maintaining privacy in their own detached homes.

Mr. Chakrit Hassarangsee Senior Director, Magnolia Quality Development Corporation Limited, an expert in managing luxury brand real estate projects, including the Six Senses Residence The Forestias, stated, “This is an exciting new concept inspired by the lifestyle of Thai families—where multiple generations often build their homes close together. However, due to the demands of modern urban living, maintaining this traditional lifestyle has become increasingly difficult. Mulberry Grove Villas aims to promote family closeness again. This concept has received great interest and positive feedback, and now the project is ready to invite interested families to visit the actual homes starting in early December.”

Mulberry Grove Villas consists of single-family homes designed by Foster + Partners, with each villa offering living spaces ranging from approximately 1,000 to 1,700 square meters, available in three sizes with 4 to 6 bedrooms, spread across 26 rai within The Forestias, a 398-rai mixed-use project, one of the largest private real estate developments in Thailand.

“The largest villa features a spacious dining area and common space, allowing families of all ages to gather for various activities together in one home. Some villas can accommodate up to twenty people or more around the dining table.”

Additionally, creating a cluster-style home with more than one interconnected house, rather than a single large house for everyone, aims to give each generation the opportunity to design their own layouts and interiors according to their individual needs and styles.

Mr. Rungroj Jongsuchiphan, Senior Director, Magnolia Quality Development Corporation Limited stated, “Mulberry Grove offers a concept that allows family members to live closely with parents or grown children, or both. This will also provide homeowners with a ‘bonus time’, increasing family happiness. Each generation living in homes designed to meet their needs can easily visit other family members within just a few minutes' walk. Families can help raise children and care for elderly parents more conveniently, without time constraints, whether day or night, saving travel time between homes, allowing for more time together for activities.”

“Another significant benefit is that children will not feel left alone at home, as there will always be family members nearby. Meanwhile, retired grandparents will feel more vibrant and lively with their grandchildren close by.”

The special large villas in the Mulberry Grove project have a usable area of approximately 1,700 square meters, priced at around 310 million baht, while the large villas with approximately 1,200 square meters are priced at about 220 million baht, and medium-sized homes with around 1,000 square meters are priced at approximately 185 million baht.

Mulberry Grove Villas is located near other luxury areas within The Forestias project, such as the Six Senses Residence Villas, the first super-luxury residential project in Thailand, and the Six Senses Hotel, which is set to open in 2024.

The Forestias is situated in a rapidly developing area connected to the Eastern Economic Corridor on Bangna-Trad Road, km 7, and is considered a new world-class model for urban development, as well as the first city project globally designed for healthier and happier living. The project has been designed and constructed by some of the most recognized and acclaimed experts in the world, and to date, it has received over 40 awards globally, guaranteeing excellence in promoting better health in living, environmental quality, and sustainability, such as the ‘Gold Award for Urban Design’ and ‘Silver Award for Sustainable Living and Green Design’ from the prestigious International Design Awards (IDA), Platinum Award for environmental sustainability from Outstanding Property Awards London, Winner of the Global Human Settlements Award on Planning and Design from the Global Forum on Human Settlements, and Winner of the Visionary Living & Working award from Innovative Architecture.

Mr. Kittiphan Uiyamapan, Project Director of The Forestias by MQDC stated, “We have seen that various residential projects in The Forestias have received very positive responses, including the Mulberry Grove Villas, which have already achieved sales of over 5.5 billion baht, while the Six Senses Residence project has also garnered significant interest. We are very proud to see that many families intend to purchase residences in The Forestias to actually live in, and construction is progressing rapidly.”

Mr. Kittiphan revealed that the total sales of all residential projects in The Forestias have now reached 22 billion baht, and recently, MQDC received additional loan approvals for The Forestias project amounting to over 19 billion baht from four banks after the project made significant progress.

One of the key outstanding features of The Forestias project is a large 30-rai forest area in the center of the project, with a 1.6-kilometer elevated walkway running through the forest. In addition to various residential options, The Forestias also includes lifestyle and recreational areas for families, retail shops, restaurants and cafes, a Town Center for community and cultural activities, a Family Center, a market, a sports complex, and business areas for offices.
