From Pain Points in Daily Life to Home Design Concepts: The RUX Ramkhamhaeng-Krungthep Kreetha Starting at 8.99 Million Baht

The project covers a total area of 11 rai, 1 ngan, and 18.4 square wah, with 49 units valued at over 550 million baht.

The RUX (The RUX) Ramkhamhaeng-Krungthep Kreetha is located along the eastern outer ring road, near Suvarnabhumi Airport, close to the Airport Rail Link and the Yellow Monorail Line (Lat Phrao-Samrong) at the Sri Kritha station, with easy access to major roads such as Sukapiban 3 Road and Ramkhamhaeng-Ratphatthana Road.

Mr. Worayut Kittiudom, CEO of Sinex Property Co., Ltd. and Rungkit Real Estate Co., Ltd. stated, "The competition in this area, both Ramkhamhaeng and the expanding Krungthep Kreetha-Romklao, remains fierce, especially in the single-house market. Therefore, our company is looking for gaps to design homes that meet customer needs at an affordable price, focusing on the new generation of buyers with a budget of 8-10 million baht. We have also observed that in this area, from Srinakarin to Krungthep Kreetha extending to Romklao, the prices of newly launched single houses have increased by 3-5%, particularly in the Ramkhamhaeng-Ratphatthana area (Mistine Alley), where demand has risen by about 10% compared to last year for single houses and townhomes. This zone remains a residential area strategically located between Kheha Romklao-Ramkhamhaeng-Krungthep Kreetha."
In the past two years (2020-2021), there has been a noticeable shift in the demographics of this area, with people moving from the city to suburban areas, those living in condominiums relocating to townhomes, and townhome residents upgrading to single houses. Simultaneously, those living in single houses within housing projects have sought larger homes with more living space.
Three significant pain points that emerged during the lockdown due to the COVID-19 situation led to three new home design concepts:
1) Working from home during COVID-19 made families with many members, such as 4-5 people, feel cramped in their existing homes, prompting the design of houses with larger spaces to accommodate all family members.
2) With children needing to study and engage in activities at home during the lockdown, homes lacking activity space made children feel confined, leading to a demand for houses with more outdoor areas, resulting in the design of Pool Villa-style homes that provide more activity space for children, including swimming pools.
3) Residents desire more privacy while also seeking openness and freedom within their homes, which inspired the design of new house facades that obscure the interior from outside view while maintaining a sense of spaciousness.
These concepts have led to the development of three house models:
1. Brayden Model: A fully functional single house for extended families with a usable area of 230 square meters, featuring 4 bedrooms, 5 bathrooms, 2 multipurpose rooms, 2 living rooms, and 3 parking spaces. The first floor includes 1 living room, 1 multipurpose room, 1 bedroom, and 2 bathrooms, while the second floor has 1 living room, 3 bedrooms, 1 multipurpose room, and 3 bathrooms.



2. Edward Model: A single house designed with a high double-volume ceiling that creates a spacious and comfortable living area. The large usable area of 230 square meters includes 4 bedrooms, 5 bathrooms, 1 multipurpose room, 2 living rooms, and 3 parking spaces. The first floor consists of 1 living room, 1 bedroom, and 2 bathrooms, while the second floor features a living area, 3 bedrooms, 1 multipurpose room, and 3 bathrooms.



3. Shaun Model: A single house designed for maximum usability, catering to the activities of all family members with a usable area of 145 square meters, featuring 3 bedrooms, 3 bathrooms, 1 living room, and 4 parking spaces. The first floor includes 1 living room, 1 kitchen, and 1 bathroom, while the second floor has 3 bedrooms and 2 bathrooms.

The RUX (The RUX) Ramkhamhaeng-Krungthep Kreetha began accepting reservations in August and has already secured approximately 200 million baht in bookings, with expectations to close all sales by the end of the year.
