Shinwa Real Estate (Thailand) Revamps Strategy to Target Luxury Home Market with Launch of ME~I Avenue Srinakarin for High-End Niche Market Wealthy Clients
Shinwa Real Estate (Thailand) is shifting its strategy to penetrate the high-end real estate market in 2022, recently testing the waters with the launch of the project “ME~I Avenue Srinakarin,” a luxurious Japanese Modern style home that emphasizes “innovation” combined with the principles of “Feng Shui” based on Taoist teachings in every unit, targeting wealthy clients in the high-end niche market.

Mr. Vichai Chula-Ongkul, Executive Director of Shinwa Real Estate (Thailand) Co., Ltd., part of the Shinwa Group, a real estate business from Osaka, Japan, revealed that in 2022, the overall economic situation in Thailand is facing various crises, both from internal and external factors. Although Thailand has reopened to welcome tourists as vaccination rates increase, the ongoing COVID-19 pandemic over the past two years has impacted “income” and “employment,” compounded by the repercussions of the war between Russia and Ukraine, which has led to sanctions from Western nations against Russia, resulting in rising prices of goods and services, including increased energy costs.
“I believe that almost everything happening or seen now has created a gloomy atmosphere for the economy, but regardless of what happens, we must move forward, albeit cautiously and carefully,” Mr. Vichai commented.

Mr. Vichai also stated that despite the overall economic pressures in Thailand and globally, Shinwa is still planning to invest in and develop real estate in line with the policies of its parent company, “Shinwa Group,” which has been investing in Thai real estate since 2017 through joint ventures. However, 2022 will be the first year that Shinwa will invest in development independently without partnering with other operators, unlike previous projects.
“This year will be our first year investing 100% in land banks that we have acquired in prime locations that are easily accessible to the city and out of town. We will gradually develop these lands according to market conditions and the purchasing power of consumers in each location,” Mr. Vichai emphasized.

Additionally, the Shinwa executive indicated that the first residential project developed in 2022 is ME~I Avenue Srinakarin, a luxurious single-family home in Japanese Modern style that emphasizes “innovation” combined with “Feng Shui” based on Taoist teachings in every unit, targeting affluent clients in the surrounding area.

ME~I Avenue Srinakarin is situated on nearly 1 rai of land adjacent to Paradise Park, which was originally planned to be developed into a condominium with 100 units targeting young professionals. However, due to unfavorable economic conditions and the profile of residents in the area—wealthy individuals with high incomes, including business owners who have recently separated from their families but wish to live close to their original families or parents—Shinwa has adjusted its development plan to create five high-end residences. Each house will occupy 46.4-49.6 square wah, with usable space of 531-524 square meters, featuring 4-5 bedrooms, 5 bathrooms, and parking for 3 cars, under the concept of “Avenue,” allowing all five houses to be transformed into a Private Empire, creating spaces for everyone in the family while maintaining privacy and distinct areas for work and living, catering to both business owners and extended families, with prices starting at 39.8 million baht.

Shinwa places great importance on design in the Japanese Modern style, blending “innovation” with the principles of “Feng Shui” based on Taoist teachings in every home to meet all living needs, including:
• More Luxury Sensation: A new definition of design that combines elegance with Japanese culture, reflecting superior taste, efficiently designed spaces that showcase the harmonious beauty of various natural forms.
• More Function: Hidden functions within the usable spaces, crafted with care and precision to fulfill every happiness and lifestyle, emphasizing practical use of living space for maximum benefit.
• More Success : Homes that offer you “more” by emphasizing the principles of Feng Shui based on Taoist teachings in every aspect of the house to enhance the life energy (Chi) for all residents.

Because ME~I Avenue Srinakarin is a small project targeting a specific niche market, the management of Shinwa sees opportunities amidst the crisis. Mr. Vichai is confident that it will receive a positive response from the target consumer group and achieve sales goals, allowing Shinwa to immediately develop the land it has acquired.
