Mr. Supachai Chaiwatthasirikul, Managing Director of ICS Co., Ltd. stated that "ICS" is a new mixed-use lifestyle town project on the Thonburi side, under a joint investment from the retail and real estate business group "Siam Piwat-Magnolia-CP" with a project value of over 40 billion baht. It is a 29-story building on a 5-1-94 rai plot along Charoen Nakhon Road, directly opposite Icon Siam, a prime location that is easily accessible by private car, public transport, or the Gold Line Skytrain at Charoen Nakhon Station, which connects directly to the back of Icon Siam along the Chao Phraya River, accommodating traffic from 99 public piers.

The project features a total service area of 70,000 square meters, focusing on a new mixed-use concept under the motto "Always A Good Day - Happiness Every Day at ICS," which includes retail businesses, hotel services, and office buildings. It offers a variety of products and services aimed at meeting daily life needs, ensuring convenient, easy, and quick shopping that aligns with customer demands. Currently, the ICS project is over 90% complete and is set to open by the end of Q4 2022.

Ms. Caroline Murphy, Managing Director of Sales and Business Relations at Siam Piwat Co., Ltd. mentioned that "ICS" will feature major retail brands such as Lotus, leading hotel chains like Hilton Garden Inn, and healthcare services from a renowned national hospital providing innovative health and lifestyle center services at ICS, making it a flagship business that is unique, modern, and designed to create new experiences for visitors while expanding the customer base in the Thonburi area.
ICS will consist of three main business segments:
1. Retail Business in a low-rise building with 8 floors, partnering with Lotus, the Innovative Health and Lifestyle Center from leading hospitals, and over 200 top brand partners. This includes lifestyle products for home and living, IT products, financial services, fashion brands, beauty and cosmetic services, and over 80 renowned restaurant brands, including international restaurants that have chosen to open their first branches at ICS.
Lotus is preparing to showcase a new flagship store concept, SMART Premium Supermarket, covering over 3,000 square meters, where customers can shop for fresh food, premium imported ingredients, and carefully selected Thai products from the best sources, along with services based on the SMART Life Solutions concept, integrating technology for modern convenience, making shopping and payment easier with cashless options through wallets and applications, as well as self-checkout kiosks.

2. ICS Office Tower offers rental office space located between the 6th and 8th floors, developed under a concept aimed at promoting business for both startups and those looking to expand, which will attract a large number of users during the week.
3. Hilton Garden Inn Bangkok ICS Charoen Nakhon, managed by the Hilton Garden Inn chain, caters to travelers from MICE, tourism, and leisure sectors. It is a 19-story building offering 241 rooms, including 2 penthouses on the top floor.
The hotel features a blend of Thai architecture, Chinese-style wood carvings, and unique Portuguese tile designs, providing a prime location as the only high-rise building in the area, allowing for a 360-degree view of Bangkok, including both the Phra Nakhon and Thonburi sides, to enhance the experience for guests during festivals or special events at Icon Siam.
