SENA builds on its mission for the year “SENA Next” alongside its commitment to social enterprise, introducing the “SENA Rent-to-Own” program to create opportunities for those wanting to buy a home but lacking liquidity – not ready to take on debt during an economic downturn. The initiative kicks off with five pilot projects to help realize dreams, allowing time to clear debts and save for future home ownership.

Assoc. Prof. Dr. Kessara Thanyalakphak, Managing Director of Sena Development Public Company Limited, shared insights on the economic landscape during the first half of 2022. Although the economy remains sluggish, the real estate market is beginning to recover, buoyed by positive factors such as the reopening of the country and tourism, which are crucial for Thailand's economic recovery. However, the real estate sector still faces several challenges, including persistently high inflation since the beginning of the year, rising living costs impacting consumers, increasing interest rates, and the ongoing Russia-Ukraine conflict, which has driven up energy and construction material prices. All these factors have led consumers to delay purchasing decisions and spending, particularly in housing, despite ongoing demand. Recently, developers have employed various strategies, including price wars and promotional sales, but the economic situation has caused consumers to hesitate or alter their housing purchase plans, such as opting for smaller homes or choosing properties further from the city to align with their purchasing power.

In response, SENA is enhancing its strategy under the mission of “SENA NEXT” while pursuing social enterprise goals, aiming to address social and environmental issues sustainably. This aligns with current economic conditions and the purchasing power of individuals seeking housing but feeling uncertain about the economy, leading them to avoid making large payments at this time. This includes freelancers with unstable incomes and those not ready for long-term debt who need time to save or clear debts before applying for a mortgage to buy a home in the future.

Recently, SENA has developed the “SENA Rent-to-Own: Buy Like Renting, No Credit Worries” program to create opportunities for all consumers to own their homes. Customers will have time to prepare their finances and build credit for future home purchases, starting with five projects:
