SPALI Defies Trends in Q1 2022 with Record Pre-sales in Horizontal Projects, Surpassing Sales Targets

Mr. Traitecha Tangmattatham, Managing Director of Supalai Public Company Limited stated that in the first quarter of 2022, the company achieved a significant sales milestone with strong growth figures. This was driven by positive factors including strategic sales development, the introduction of new products, differentiation, effective management of ready-to-sell inventory, and continuous property transfers. Additionally, the rising demand for housing across all price levels, particularly in the mid-range market of 4 - 6 million baht and the upper market, has been well received, reflecting a recovery in consumer confidence and purchasing power.

Since the second half of 2021 through the first quarter of 2022, there has been remarkable growth across all residential segments. In Q1 2022, sales of horizontal products, including single-family homes, duplexes, and townhomes in Bangkok, its suburbs, and other provinces, saw a significant leap, achieving a new high of 6.328 billion baht, a 39% increase compared to Q4 of the previous year. Popular locations contributing to this outstanding horizontal sales performance include northern and eastern Bangkok, as well as Chonburi, Rayong, and Phuket. Additionally, newly launched and completed condominiums continued to generate sales of 2.524 billion baht, a 55% increase compared to the same period in 2021 and a 28% increase compared to Q4 of the previous year.

As a result, the company reported total sales of 8.852 billion baht in Q1 2022, a 22% increase compared to total sales of 7.229 billion baht in Q1 2021. During the first three months, the company launched 6 new projects in Bangkok and other provinces, comprising 5 horizontal projects and 1 condominium project, with a total value of approximately 11.010 billion baht.
However, in Q2 2022, the company plans to continue developing new projects in Bangkok, its suburbs, and other provinces, totaling 7 projects valued at 9.7 billion baht. Given the strong sales of horizontal products in the first quarter, there are plans to focus on launching more horizontal projects, with 6 projects valued at over 8.7 billion baht. Notably, a new luxury brand horizontal project and a condominium project targeting Gen Y customers in the Thonburi area will be launched, valued at approximately 1 billion baht. Furthermore, the company is confident that in 2022, 7 newly completed condominium projects will be gradually transferred as planned, aiming for sales of 28 billion baht and revenue of 29 billion baht, which is expected to exceed the set targets. For the overall real estate business in Q2 and the second half of 2022, it is anticipated that the economy will grow and show positive trends, with continued demand for housing from customers.
Various government economic stimulus measures, low loan interest rates, and the ongoing supply of new horizontal products make this market very attractive. Additionally, ready-to-move-in condominiums in Bangkok and popular tourist cities in other provinces remain appealing to middle to upper market customers, with exciting campaigns and promotions aimed at engaging buyers with purchasing power.
2022 is expected to be both a challenging and promising year for the company, which will continue to launch new projects as planned while adapting to all situations and creating innovative products and services to deliver quality offerings that meet customer needs.
