The Wellness trend, or holistic health, is gaining momentum across all industries, especially in real estate. Real estate is a fundamental factor in our lives, encompassing residential, commercial, and hospitality properties, all of which significantly impact our physical and mental health.

In the post-COVID-19 era, coupled with social changes, Thailand officially entered an aged society in 2021, where over 20% of the population is aged 60 and above. It is projected that by 2043, this proportion will increase to one-third of the total population. Consequently, lifestyles and living patterns have shifted significantly, with people becoming more health-conscious at all ages, leading to changes in housing demands and real estate preferences.

The Wellness trend in real estate is particularly noteworthy. According to the Global Wellness Institute (GWI) report, Build Well to Live Well, in 2018, the value of the wellness real estate industry was projected to reach $180 billion (5.94 trillion baht) by 2022, up from $134 billion (4.42 trillion baht) in 2017, reflecting a growth rate of approximately 6% per year. As people prioritize health, more real estate projects are emerging that promote healthy lifestyles. Additionally, consumers are willing to pay a premium for properties that align with wellness lifestyles, with GWI estimating that wellness lifestyle real estate and community projects in mid-to-high market segments often command prices 10-15% higher than standard properties in the same locations.

It is intriguing to consider how Wellness Real Estate will evolve in the future. The International Real Estate Federation (FIABCI-THAI), the Thai Real Estate Business School (TREBS), and Area Research Co., Ltd. are collaborating to host an online seminar titled The Future of Wellness Real Estate on Friday, May 6, 2022, from 8:30 AM to 6:00 PM, streamed live through a private Facebook group. This event will feature leading experts in Thailand who will share insights and information on health trends and business adaptations in residential development, hospitality, healthcare, and elder care, among others, for those interested in health and real estate development.
