LPN responds to the government's policy to reduce transfer and mortgage fees to 0.01% and relax LTV measures allowing 100% borrowing to support all Thais in owning a home. The Lumpini campaign "Big Shock: Building Discounts, Same Price" offers discounts of up to 2.4 million baht on 17 ready-to-move-in condominiums totaling 3,700 units valued at 7 billion baht, aiming for total sales exceeding 3 billion baht in the first quarter of 2022.

Ms. Panadda Khajonsilp, Assistant Managing Director of LPN Development Public Company Limited (LPN), revealed that 2022 is a golden year for homebuyers as the government has extended the reduction of transfer fees from 2% to 0.01% and mortgage fees from 1% to 0.01%, effective from today until December 31, 2022. Buyers can also borrow 100% due to the Bank of Thailand's temporary relaxation of loan-to-value (LTV) regulations, allowing a 100% LTV ratio for residential loans with collateral valued below 10 million baht from the second loan agreement onward, and for collateral valued at 10 million baht and above from the first loan agreement onward, effective until December 31, 2022.

“These two government measures help homebuyers reduce their purchasing costs specifically in terms of transfer and mortgage fees, allowing buyers to save 29,800 baht per million baht spent. Additionally, with no down payment required and the ability to borrow 100%, this presents a great opportunity for buyers in 2022. LPN's research team predicts that the real estate market in 2022 will grow by approximately 10-15% compared to 2021, partly driven by these two measures,” Ms. Panadda stated.

To support the government's real estate stimulus measures, Ms. Panadda announced that LPN has launched the campaign Lumpini “Big Shock: Building Discounts, Same Price” to increase homeownership opportunities for Thais, featuring 17 ready-to-move-in condominium projects totaling 3,700 units valued at 7 billion baht, with discounts of up to 2.44 million baht, starting at 940,000 baht in various locations across Bangkok, Pattaya, Cha-am, and Udon Thani. Customers who book and sign contracts can also enter a draw for additional special discounts worth up to 100,000 baht, running from today until February 28, 2022.

“The campaign Lumpini “Big Shock: Building Discounts, Same Price” offers ready-to-move-in condominiums at original cost prices with special discounts, making it easier for buyers to own properties at lower costs, suitable for both residential use and investment for rental purposes, which provides an average return rate of 4-7% depending on the location. LPN aims for sales from the Lumpini campaign to reach 2 billion baht, which is part of the overall sales target of 3 billion baht for the first quarter of 2022,” Ms. Panadda added.

Sales offices at various projects are ready to operate under strict COVID-19 prevention measures, allowing customers to safely view sample rooms by appointment for scheduled visits. The 17 projects include:

1) Lumpini Park Beach Jomtien - Special price condominium, the last lot before project closure, located in a prime vacation spot on Jomtien Beach, with 2-bedroom units originally priced at 5.73 million baht, now reduced by 2.44 million baht to just 3.29 million baht.
