Villa Kunlaya Public Company Limited (KUN) has delivered good news as the year comes to a close, with total revenue expected to exceed the target of 1 billion baht, setting a new record. After 11 months, the company has already delivered homes worth over 900 million baht, and in December, there is a backlog of approximately 100 million baht ready for transfer. The plan for 2022 focuses on brand building, exploring digital tokens, and venturing into new businesses, with "Kunlaya Navarra" positioned as a new flagship in the Bang Khun Thian area, expecting to achieve 100 million baht in transfers in its first year. The company emphasizes its strong potential for business development, currently holding land valued at 10 billion baht for future growth over the next 5-7 years.

Mrs. Prawirat Tevaakson, CEO of Villa Kunlaya Public Company Limited (KUN), revealed that the operational direction for 2021 has shown continuous growth. In November, the company recorded over 900 million baht in property transfers, with a backlog valued at approximately 280 million baht, expected to be recognized in December, around 100 million baht, with the remainder to be recognized in the first quarter of 2022. Therefore, the company believes that total revenue for 2021 will likely reach 1 billion baht, exceeding the set target and marking a new high. Additionally, the company aims to maintain a net profit margin of 10% by effectively managing expenses and costs, having achieved a net profit margin of 15.7% over the past nine months.

Regarding sales (presales), the company is confident it can meet its target of 1.5 billion baht, as evidenced by the accumulated sales of approximately 1.37 billion baht from January to November 2021. This means only 130 million baht remains to reach the target. In the final stretch (December), the company plans to focus on selling ready-to-move-in homes that have been released from down payments by offering promotions to assist with various costs at the time of property transfer, along with special promotions for each project, such as "1,000 baht per million baht mortgage" to stimulate purchasing decisions at year-end, before adjusting home prices across the portfolio in 2022 to align with rising construction costs.

Furthermore, the CEO of Villa Kunlaya also discussed the overall business outlook for 2022, stating that the company aims for a revenue growth rate of 15-20% from 2021. She believes that next year will be a clear year of profit harvesting for KUN after continuous investments in the past.

"In 2022, KUN will focus on revenue growth, aiming to reach 1 billion baht, while reinforcing the brand's strength. Additionally, we plan to explore modern financial tools, currently studying digital tokens, as well as implementing environmentally friendly innovations and venturing into new businesses to ensure sustainable growth in the future," she stated.

She also acknowledged that the COVID-19 situation over the past two years has prompted the company to adjust its marketing strategies and home designs to meet changing consumer behaviors. Therefore, the company anticipates that the horizontal property market in 2022 will see increased competition, leading KUN to focus on retaining existing customers while adjusting strategies to align with consumer behaviors in each location.

In the Bang Bua Thong area, the company aims to maintain its market leadership by continuously acquiring land for project development, currently holding over 100 rai of vacant land for future projects. The Chachoengsao project area is another location with promising growth potential, where the company has strategized to create a new city similar to Bang Bua Thong to accommodate future growth in line with the Eastern Economic Corridor (EEC) development in Chachoengsao, transforming it into a smart living city.

As for the project in the southern direction (Rama 2-Bang Khun Thian area), with an investment value of approximately 3 billion baht under the name "Kunlaya Navarra," it will be another flagship location for KUN. The company plans to implement a city-building strategy in this area similar to its first flagship in Bang Bua Thong, with development expected to commence in early 2022 and sales anticipated to begin in the third quarter of 2022. The company views this area as a blue ocean with ongoing demand for housing, presenting a business opportunity for KUN to develop projects there, with a target transfer value of approximately 100 million baht for this project in 2022.

Overall, the strategic plans indicate that the company is well-prepared to support growth by having projects ready for future sales. Currently, the company has projects under development, land prepared for development, and vacant land valued at nearly 10 billion baht, which will support growth over the next 5-7 years.
