The Real Estate Information Center of the Government Housing Bank (REIC) has compiled data on second-hand housing across the country from sales announcements on private company websites with a high volume of listings, as well as data from state financial institutions, state asset management companies, and the Department of Legal Execution, etc., which are listed for sale on the second-hand housing market website (www.taladnudbaan.com) to provide the most comprehensive supply data for second-hand housing in the market.

     1. Number of Units and Value of Second-Hand Housing Nationwide In Q3 2021 (July – September), it was found that the average number of units listed for sale was 129,732 units/month, with an average value of 862,455 million baht/month. This represents an increase in both the average number of units and average value compared to Q2 2021, which had an average of 114,668 units/month and an average value of 818,939 million baht/month. In Q3 2021, the month with the highest number of second-hand housing units listed for sale was August, with 143,068 units, while the month with the highest value of second-hand housing listed for sale was September, with a value of 1,009,977 million baht (see Charts 1 and 2).


 

     2. Types of Second-Hand Housing listed for sale on the website in Q3 2021, ranked by the average number of units listed for sale per month, are as follows:

          1) Single-family homes, with an average of 49,086 units/month (38.0% share)

          2) Condominiums, with an average of 42,109 units/month (32.0% share)

          3) Townhouses, with an average of 32,613 units/month (25.4% share)

          4) Commercial buildings, with an average of 3,755 units/month (3.0% share)

          5) Semi-detached houses, with an average of 2,169 units/month (1.7% share)

Notably, single-family homes, condominiums, townhouses, and semi-detached houses saw an increase in the average number of units listed for sale per month compared to the previous quarter, while commercial buildings experienced a decrease (see Charts 3 and 4).

     In terms of value, the types of second-hand housing listed for sale on the website in Q3 2021, ranked by the average value listed for sale per month, are as follows:

          1) Single-family homes, with an average value of 442,484 million baht/month (51.5% average share)

          2) Condominiums, with an average value of 296,172 million baht (33.7% average share)

          3) Townhouses, with an average value of 96,745 million baht (11.5% average share)

          4) Commercial buildings, with an average value of 20,153 million baht (2.5% average share)

          5) Semi-detached houses, with an average value of 6,902 million baht (0.8% average share)

In this regard, single-family homes, condominiums, townhouses, and semi-detached houses saw an increase in the average value listed for sale per month compared to the previous quarter, while commercial buildings experienced a decrease (see Charts 5 and 6).


     3. Locations of Second-Hand Housing listed for sale in Q3 2021 showed that the average number of units listed for sale was highest in Bangkok, with 51,835 units, accounting for an average monthly share of 39.3%. The provinces with the highest average number of units listed for sale in positions 2 to 10 are Nonthaburi, Pathum Thani, Chonburi, Samut Prakan, Chiang Mai, Phuket, Rayong, Nakhon Ratchasima, and Prachuap Khiri Khan, respectively. These 10 provinces together accounted for 78.0% of the total units listed for sale nationwide (see Table 1).

     The locations of second-hand housing listed for sale in Q3 2021 with the highest average monthly value were also in Bangkok, which corresponds with the highest average number of units listed per month, with an average value of 506,346 million baht, accounting for an average monthly share of 57.9%. The provinces with the highest average monthly value in positions 2 to 10 are Phuket, Chonburi, Nonthaburi, Samut Prakan, Chiang Mai, Pathum Thani, Prachuap Khiri Khan, Surat Thani, and Nakhon Ratchasima, respectively. These top 10 provinces accounted for 89.3% of the total average monthly value nationwide (see Table 2).

     4. Price Levels of Second-Hand Housing of all types listed for sale in Q3 2021 showed that the average number of units listed for sale was highest in the price range of 3.01 – 5.00 million baht, with an average of 23,999 units/month, accounting for an average share of 18.6%. The next highest price range was 2.01 – 3.00 million baht, with an average of 21,556 units/month, accounting for an average share of 16.7%. The price range with the lowest average number of units listed for sale was 7.51 – 10.00 million baht, with an average of 6,078 units/month, accounting for an average share of 4.4% (see Table 3).

     The second-hand housing listed for sale in Q3 2021 had the highest average monthly value in the price range of over 10.00 million baht, with an average listing value of 534,067 million baht, accounting for an average share of 62.2%. The next highest price range was 3.01 – 5.00 million baht, with an average listing value of 94,845 million baht, accounting for an average share of 11.4%. The price range with the lowest average listing value was up to 1.00 million baht, with an average listing value of 11,233 million baht, accounting for an average share of 1.4% (see Table 4).

Summary of the Second-Hand Housing Market Situation in Q3 2021 Nationwide

  • The average number of units listed for sale was 129,732 units, with an average monthly value of 862,455 million baht, showing growth in both the number of units and value compared to the previous quarter.
  • The type of second-hand housing with the most listings in Q3 2021, in terms of both number of units and value, was single-family homes, followed by condominiums, townhouses, commercial buildings, and semi-detached houses.
  • Bangkok was the province with the highest average number of units and average value listed for sale, accounting for 39.3% of the average number of units and 57.9% of the average value.
  • The price range with the highest average number of units listed was 3.01 – 5.00 million baht, with a share of 18.6%, while the price range of 7.51 – 10.00 million baht had the lowest average number of units, with a share of 4.4%.
  • The price range with the highest average value was over 10.00 million baht, with an average share of 62.2%, while the price range of up to 1.00 million baht had the lowest average value, with an average share of 1.4%.
