Mr. Kwinthir illustrated that a REIT (Real Estate Investment Trust) is established by pooling funds from investors to invest in income-generating real estate (Recurring Income), which may include rental income, service fees, and other revenues from those assets. REITs invest in various types of properties, such as shopping malls, community malls, office buildings, warehouses, factories, hotels, serviced apartments, etc.
“REITs first emerged in 1960 in the United States with the aim of making it easy for everyone to invest in real estate without needing a large capital investment and allowing for convenient trading. Currently, REITs are spread across 40 countries worldwide, with total assets exceeding $1.7 trillion. REITs entered Thailand in 2014, and there are now a total of 25 REITs in Thailand, with a combined market value of over 200 billion baht. The types of REITs with the highest value include warehouses, factories, shopping malls, and retail centers,” Mr. Kwinthir stated.
