L.P.N. is ready to launch the Lumpini Mix Narathiwat-Ratchada condominium project under the concept of Perfect Life: Work-Life Balance in Q4 2021, with a project value of 2.5 billion baht, following the approval of the Environmental Impact Assessment (EIA) by the Office of Natural Resources and Environmental Policy and Planning last June.

Ms. Panadda Kachornsilp, Assistant Managing Director of L.P.N. Development Public Company Limited (LPN), revealed the plan to launch the "Lumpini Mix Narathiwat-Ratchada" project in Q4 of 2021, as scheduled, after the EIA report received approval from the Office of Natural Resources and Environmental Policy and Planning last June.

The Lumpini Mix Narathiwat-Ratchada project is a 30-story residential building designed under the concept of Perfect Life: Work-Life Balance. It is a mixed-use building that includes approximately 253 residential units and about 116 office units, with a total usable area of approximately 45,106 square meters. This project aims to create a balance in life by providing living and working spaces in one location, reducing travel costs, and increasing leisure time for a more balanced life,” said Ms. Panadda.

According to research and development findings from LPN, the Narathiwat-Ratchada area is suitable for developing residential and office projects. The project is adjacent to the Chalerm Mahanakorn Expressway and offers views of the Chao Phraya River, providing convenient access. Currently, there are about 350 unsold condominium units in the same area, while the demand for housing remains consistent, with an average sales rate of 8.5 units per month. The most popular condominium prices range from 100,000 to 150,000 baht per square meter, with market demand primarily for one-bedroom units averaging 25-30 square meters each.

Ms. Panadda stated that the Lumpini Mix Narathiwat-Ratchada project has been postponed since 2019 due to its location in an old community, necessitating steps to communicate with neighboring residents about the potential impacts of construction. Adjustments were made to the construction plans to align with the community's lifestyle. Over the two years of postponement, LPN has engaged with local residents to explain the project and incorporate their feedback to minimize environmental impacts. The building's design has been adapted to fit the community's lifestyle, including increasing green spaces under the concept of "Green Architecture" to provide a green area for the surrounding community, as well as designing the building to harmonize with the local environment under the concept of Modern Contemporary Design, ensuring it blends seamlessly into the community.

“Even though the Environmental Impact Assessment (EIA) has been approved, the company continues to prioritize and welcome feedback from the surrounding community to improve the construction process, ensuring it does not disrupt the community's way of life and making the project an integral part of the community,” Ms. Panadda added.

Ms. Panadda further stated that after receiving EIA approval, the next step will be to apply for construction permits, with the project set to launch in Q4 of 2021. This is one of two residential condominium projects the company plans to launch this year. The "Lumpini Mix Narathiwat-Ratchada" project combines residential and office buildings in a mixed-use format, catering to a balanced lifestyle for the new generation in the prime location of Narathiwat-Ratchada.
