S Oasis Showcases Smart Office Design and Environmental Friendliness, Aiming to Become Thailand's Leading Sustainable Office
Office buildings are a crucial factor in attracting quality personnel to join organizations. If an office is designed to support various work styles efficiently and safely, while also promoting sustainable business practices, it becomes a true paradise for workers and entrepreneurs alike. The S Oasis office project has been meticulously designed with this purpose in mind.

S Oasis is the dream office for the new generation. Ms. Oranee Poolkwan, CEO of Retail Business Development and Commerce at Singha Estate Public Company Limited, described the project as being developed from the concept of a Smart and Eco-friendly Building. It emphasizes design that fosters a creative environment and a vibrant working atmosphere (Innovative Ecosystem). The S Oasis project is not only located in a highly potential area but also adheres to LEED standards (Leadership in Energy & Environmental Design), focusing on energy conservation and environmental protection, using low-pollution materials, and maintaining construction standards to enhance safety and work efficiency, aiming to become Thailand's leading Sustainable Office.

S Oasis is designed to be a smart building that meets all work needs by integrating various technologies. Starting with indoor air quality, the building uses a positive pressure system to circulate fresh air from outside, along with an Outdoor Air Unit (OAU) for enhanced air filtration efficiency. Additionally, carbon dioxide sensors are installed to monitor indoor air quality, and high-standard Medium Filter MERV 8 + HEPA Filter MERV 14 can capture particles as small as 0.3 microns (smaller than PM 2.5 dust). UVC lamps are also installed within the AHU to help eliminate pathogens.
The project also emphasizes the importance of natural light, enhancing brightness within the building by installing occupancy sensors and daylight sensors in various areas to save energy and control brightness appropriately. The office rental spaces are designed with ceilings up to 3 meters high and a column-free design, maximizing space efficiency. The project uses full-height windows to allow ample natural light into different areas, creating a more open and comfortable environment. In terms of building functionality, IoT technology is integrated for seamless space management, along with high-speed internet in common areas to facilitate work and connectivity. The landscaping design includes over 2,000 square meters of green space, with sustainable areas planted with trees covering over 600 square meters and shrubbery over 1,400 square meters, accounting for nearly 60% of the outdoor space. Some plant species are chosen for their air-purifying qualities, helping to absorb carbon dioxide and reduce dust and air pollution.
“During the construction of S Oasis, over 75% of the construction waste materials used were recycled, and low VOCs interior surface coatings were selected to reduce pollution and vapor emissions to the community, ensuring health safety for building users. Low-noise cooling systems were installed to minimize noise pollution, and water mist reduction devices were implemented in the cooling system. The project can reduce water usage by 50% through treatment and recycling within the building, using water-saving fixtures that reduce water consumption by 20% compared to LEED standards. Additionally, a rainwater management system (storage tanks and rainwater reuse) promotes valuable water resource utilization. The project also prioritizes touchless technology to ensure confidence, safety, and hygiene in all activities and common areas, from entering the building and using elevators to payment systems for services and products within the building, all through cashless transactions for the health and hygiene of everyone,” Ms. Oranee added.

In addition to the various construction and design functions aimed at making it a Sustainable Office, S Oasis also considers accessibility for all groups, including people with disabilities, through Universal Design principles. This includes ramps for entering and exiting the building, ramps from the parking area to the retail space, wide turnstiles for wheelchair access, accessible restrooms on every floor, and elevator buttons designed for use by individuals with disabilities. Another important aspect is the focus on sustainable coexistence with the community, with the building designed to align with the lifestyle of the local community, enhancing public spaces and improving areas for local businesses to thrive alongside.
The S Oasis project by Singha Estate is located in Soi Chao Poon, Vibhavadi Rangsit Road, covering an area of 6 rai, 3 ngan, and 24 square wah. It is currently under construction as a high-grade 35-story office building with 2 basement levels, comprising one building with a usable area of 54,000 square meters, retail space of 1,700 square meters, and parking for 870 cars, along with facilities for electric vehicles to support environmentally friendly travel. The surrounding parking structure can accommodate over 1,400 cars, with plans to open in the first quarter of next year.
Currently, Singha Estate manages office space at Sun Towers along Vibhavadi Rangsit Road, covering over 62,000 square meters. Once the S Oasis project is completed, the company will manage a total office space of approximately 116,000 square meters, transforming the area into the S District, a new quality community in the future location of northern Bangkok. Additionally, Singha Estate also manages office spaces at Singha Complex at the corner of Asoke-Phetchaburi Road and S Metro in the heart of Phrom Phong.
