Subject: Clarification Regarding Allegations of Legal Violations by the Quintara Sing Project

Recently, there have been reports concerning a complaint submitted to the Governor of Bangkok, requesting the suspension of the construction permit for the Quintara Sing Project located in Soi Prasatsuk, Yen Akat Road, Chong Nonsi Sub-district, Yan Nawa District, which is being developed by Eastern Star Real Estate Public Company Limited. The complaint alleges that the width of the road in front of the project does not meet legal standards. The company would like to clarify that all facts related to the project submitted for the permit have been verified by relevant authorities and are in accordance with applicable regulations and laws. The project has successfully passed the Environmental Impact Assessment (EIA) process and received approval to proceed.

 

During the preparation and review of the Environmental Impact Report (EIA), the company conducted two rounds of public hearings to gather feedback from the neighboring community. This allowed the company to understand the concerns raised by the complainants regarding the width of the road in front of the project. Consequently, the company re-evaluated the road boundaries with all relevant agencies to confirm whether the project could be developed as proposed. Written confirmation was received stating that the road width and the project's access design comply with legal requirements for developing a large building with an area not exceeding 10,000 square meters and a height not exceeding 8 stories. Additionally, the company has adjusted the project design by reducing the number of residential buildings from 3 to 2, decreasing the number of residential units by over 30, and increasing the parking ratio by approximately 10% to alleviate concerns about high occupancy and parking outside the project area. The height of the building adjacent to the complainants' property has also been reduced from 8 stories to the equivalent of a typical 3-story building to minimize impacts related to sunlight and wind.

 

During the project review, the complainants met with the expert committee to present their concerns directly. The committee listened and assigned the company to gather additional information for consideration, as well as to establish further mitigation measures. Ultimately, the project was approved for development.

Currently, although the project has received EIA approval, the company has not commenced construction immediately. We aim to ensure that all parties feel comfortable and have a mutual understanding before starting construction. The company reaffirms its commitment to enhancing the overall environment of the community and addressing any existing or potential issues while contributing to urban and community development for mutual benefit.
