LPN Launches 2 New Projects in the Second Quarter <\/strong><\/span><\/p>

       LPN is moving forward with the launch of 2 new projects in the second quarter, including both condominiums and premium homes worth 5.5 billion baht in prime locations, under the concept of "Balance is More" for condominiums that meet the lifestyle needs of smart buyers, and "Simply Luxury" for elegant, private residences. This is expected to boost sales in the second quarter of 2021 to over 3 billion baht.<\/strong><\/span><\/p>

Mr. Opas Sripakdi, CEO and Managing Director of L.P.N. Development Public Company Limited (LPN), stated that <\/strong><\/span>LPN continues to expand its business despite the ongoing COVID-19 pandemic. The company plans to launch 2 new projects in 2 locations: Charan Sanitwong-Phaya Thai and Chaeng Watthana in the second quarter of 2021, with a total project value of 5.5 billion baht.<\/span><\/p>

The first project launched is the condominium “<\/span>Lumpini Ville Charan-Phaya Thai”<\/strong><\/span>, valued at 3 billion baht. It consists of 3 high-rise buildings located in a prime area of Thonburi, providing easy access to the city center by car and the MRT Blue Line at Charan 13 and Phaya Thai stations. <\/span>Designed under the concept of “Balance is More: A Life Beyond”, it offers a harmonious living experience for all lifestyles.<\/strong><\/span>  The starting sale price is 1.5 million baht per unit, with the first phase valued at 960 million baht.<\/span><\/p>

“The Charan-Phaya Thai area is another prime location in Thonburi, providing convenient access to the city center. There is still demand in the market. Survey results show that the “Charan Sanitwong” area has only 965 units of condominiums left for sale, with an average sales rate of 5% per month and an average selling price of 89,700 baht per square meter. In 2020, condominiums in the Charan area had an average capital gain of 8% per year. Consumers in this area have high purchasing power, prompting LPN to decide to launch a new project in this location at an affordable price, along with functional designs that meet all needs, making it easier for customers to own their own homes,” said Mr. Opas.<\/span><\/p>

“Lumpini Ville Charan-Phaya Thai” is designed under the concept of a “Balanced Life”, featuring studio rooms of 25 square meters, larger than the standard studio (24 sq.m.), which can be adapted for various functions, including working and relaxing spaces. The 1-bedroom units are designed to accommodate increased home living for both work and relaxation (Work & Life Balance), with larger windows to enhance the connection with nature, allowing ample natural light and reducing electricity consumption within the building.<\/span><\/p>

The project design considers comfortable living through architectural structures in a “Passive Design” style, ensuring each building has an “L-Shape” structure and landscaping that prevents overlapping, allowing every unit to enjoy external views and facilitating airflow between buildings, thus saving energy consumption within the buildings.<\/span>

Additionally, the project is designed to include large green spaces under the concept of “Playground”, which can be practically utilized, dividing areas into exercise gardens, relaxation gardens, and organic vegetable and fruit gardens to promote healthy activities and food. By the end of June 2021, LPN plans to launch the project “<\/span>House 365 Muang Thong”<\/strong><\/span>, with a project value of 2.5 billion baht and starting prices ranging from 9 to 19 million baht. “House 365 Muang Thong” is a premium home project in a prime location in the heart of Muang Thong Thani, adjacent to the expressway and the Pink Line MRT, designed under the main concept of “Simple Luxury”, which is elegant, graceful, and private. It combines modern architectural design with functional spaces that cater to every lifestyle in the concept of “A Place of My Crafted Life”, consisting of 3-story townhomes, 3-story duplex homes, and 4-story home offices, totaling 190 units. <\/span>

“Although the COVID-19 pandemic is still ongoing, we have implemented measures to ensure the safety and hygiene of visitors (Healthy), reduce touch (Touchless), and maintain social distancing through advance appointments. Additionally, we offer virtual visits where customers can request online viewings of sample rooms for preliminary decision-making. This gives the company confidence to proceed with the launch of new projects in the second quarter of the year, aiming for sales of no less than 3 billion baht in the second quarter of 2021, which is part of the sales target of 10 billion baht for this year. In the third quarter of 2021, we plan to continuously launch residential projects in several locations, such as Ladprao 101 and Bang Bua Thong, to meet consumer demand,” Mr. Opas stated.<\/span>
