Risland Thailand, a major global real estate development group from Hong Kong, has closed its sales for the year 2020 at over 7.4 billion baht from 7 projects. The company is adjusting its strategy to align with market recovery expectations in the fourth quarter of 2021, confident that projects in prime locations with attractive prices will continue to thrive. They are now preparing to lay the foundation for the construction of 'The Livin Ramkhamhaeng,' a high-rise condo in a prime area on Ramkhamhaeng Road, just 100 meters from the MRT Interchange at Lamsali.

Mr. Nie Songqian, the General Director of Sales and Marketing for Thailand at Risland (Thailand) Co., Ltd., revealed that the COVID-19 pandemic has inevitably impacted real estate sales among both Thai and foreign customers. However, Risland (Thailand) Co., Ltd. managed to close sales of over 7.4 billion baht in 2020 from 4 condominium projects, 2 mixed-use projects, and 1 single-detached house project, totaling 7 projects, by shifting its strategy to focus more on online sales and marketing.
For the operational plan in 2021, Risland (Thailand) remains committed to continuous growth in the Thai real estate market according to its original plan, aiming to launch at least 2-3 new projects each year. However, due to the ongoing COVID-19 pandemic affecting the real estate market, the company is prioritizing thorough research and analysis for new project developments to meet market demands, particularly in terms of pricing, location, and changing consumer behavior.
Dr. Walter Long, Project Director of The Livin Ramkhamhaeng, stated that the new city plan for 2020 has changed land use to enhance the potential of land utilization for two main purposes: 1. Upgrading to support mass transit projects, including the construction of new electric train lines in both the inner and outer Bangkok areas; 2. Upgrading to accommodate urban population growth in mid and outer city locations. The areas of Ramkhamhaeng and Bangkapi benefit from new electric train lines, including the Yellow Line from Ladprao to Samut Prakan, the Orange Line from Minburi to the Cultural Center, and the Brown Line from the Government Center in Nonthaburi to Lamsali Intersection, making them high-potential areas known as EBD (Extension Business District).


Recently, the project 'The Livin Ramkhamhaeng' has already closed sales of over 1.3 billion baht just 5 months after its official launch in August last year, making it the highest-selling project in the Ramkhamhaeng area due to its prime location near the MRT Lamsali Interchange station, only 100 meters away, which connects to 3 MRT lines, with prices starting at just 1.6 million baht and monthly payments starting at only 1,000 baht.
On March 9, there will be a ceremony to lay the foundation stone to officially commence construction, which is expected to be completed in the first quarter of 2024.
