Housing Market to Pass Lowest Point Next Year
The Kasikorn Research Center has prepared an analysis titled "Housing Market 2021... Passing the Lowest Point but Still Facing Challenges," indicating that the housing market in 2021 is likely to have already passed its lowest point. However, the future trend still faces various challenges, such as economic recovery, purchasing power from both Thai and foreign buyers, and the COVID-19 situation both domestically and internationally.
Additionally, there is pressure from the high level of accumulated unsold housing, particularly in the townhouse segment, which has seen a significant increase in accumulated units. This situation has led developers to be cautious about launching new projects. Given these factors, the Kasikorn Research Center estimates that in 2021, the launch of new housing projects in the Bangkok metropolitan area is expected to be around 72,000 to 75,000 units, representing a contraction of approximately 1.4% to a slight growth of 2.7%.
Meanwhile, the transfer of ownership in the Bangkok metropolitan area is expected to remain stable, similar to last year, with an estimated number of 185,000 to 189,000 units, reflecting a contraction of about 1.1% to a slight growth of 1.1%. Nevertheless, it is essential to monitor government economic stimulus policies that may help create a positive atmosphere for the housing business in the near future.
