The PARQ Aims to Become Thailand's First Mixed-Use Project Certified by LEED and WELL, Focusing on Future Workspaces with Smart Innovations and Design for Urban Living
Due to the increasing impacts of climate change and the ongoing COVID-19 pandemic, the real estate industry must adapt to rapid changes to pursue sustainable development and improve quality of life. Real estate developers are placing greater emphasis on creating cities and spaces that promote health and safety for both workers and residents.
As a result, new standards, practices, and design concepts are being implemented to drive innovations that align with public needs. This changing attitude reflects new values that will propel real estate projects focused on health, environmental friendliness, and sustainability. The PARQ, a mixed-use real estate project comprising office spaces and retail shops, with a project value exceeding 20 billion baht, has emerged as a leader in driving this trend in Thailand.
Leader in Sustainable Design
The PARQ is developed by TCC Assets (Thailand) Co., Ltd. and managed by Frasers Property Holdings (Thailand) Co., Ltd.. Located in the heart of the city at the intersection of Rama IV Road and Ratchadapisek Road, it connects directly to the MRT station and the Queen Sirikit National Convention Center. ‘The PARQ’ serves as a proactive symbol of Thailand, incorporating international design concepts and sustainability standards in the development of mixed-use projects, setting a new direction for the real estate industry for urban dwellers in the future.
With a commitment to establishing sustainable work standards and lifestyles, ‘The PARQ’ has received Pre-WELL certification and aims to be the first mixed-use project in Thailand to achieve both WELL and LEED Gold v4 certifications, the latest standards for green buildings that integrate architectural innovation and sustainable design comprehensively, creating a new definition of balanced urban living.
Spanning over 130,000 square meters, ‘The PARQ’ has crafted a mixed-use space to elevate the quality of life for its users. It features open-plan Grade A office spaces that can be customized according to user needs, with a user-centric design approach. The PARQ Workplace offers office space of up to 5,500 square meters per floor, free of internal columns, making it the largest office space in Thailand, with a total rental area of 60,000 square meters, alongside The PARQ Life, a premium retail space of 12,000 square meters. The unique retail environment within the project allows residents and visitors to discover a balance between work and life, with numerous shops, restaurants, and health amenities catering to all lifestyle needs.

The concept of "Life Well Balanced" in ‘The PARQ’ is reflected through every element within the building, from natural light that illuminates up to 7.5 meters in 75% of the office space to a variety of fitness and health services. It also encompasses energy-saving design concepts and amenities, with over 30% of the project allocated to green and outdoor spaces, enhancing the quality of life for building occupants and visitors through the tranquility of greenery.
In light of the unprecedented COVID-19 situation, air quality has become a top priority in creating a healthy work environment, especially since most people spend over 90% of their time indoors. The air quality control system in ‘The PARQ’ is designed to circulate air at levels exceeding international standards by 30%, along with a dual-layer air filtration system to protect against PM2.5 and PM10 dust, preventing health issues for those working inside the office. Additionally, UVC Emitters made from Quartz enhance the effectiveness of high-intensity radiation, imported from the United States, capable of eliminating bacteria, fungi, and reducing the spread of airborne pathogens, including lowering the risk of COVID-19 transmission on various surfaces.
As Bangkok continues to face significant air pollution, The PARQ has installed sensors on every floor, both inside and outside the building, to monitor PM2.5 and PM10 air quality 24/7. To ensure superior indoor air quality compared to conventional buildings, an air pressure system has been implemented at all building entrances to prevent contamination from outside air and dust, while maintaining indoor air quality at regulated levels, equipped with advanced air filtration systems and fans capable of accommodating carbon filters.
To provide comfort and safety for building occupants and visitors, the project also offers clean drinking water through a modern filtration system with high-quality filters, free from lead.
The PARQ is equipped with a variety of health amenities and services, including options for healthy food, spas, and gyms, featuring an open building design with high ceilings and access to natural light, enhancing its appeal to visitors, complemented by beautiful views of Benjakitti Park and the Chao Phraya River.
Access to The PARQ is convenient, with direct connections to the MRT station and the Queen Sirikit National Convention Center, as well as parking facilities that include designated spots for the disabled, bicycle parking, and electric vehicle charging stations, providing diverse transportation options.

Setting International Standards
LEED and WELL standards have become increasingly important benchmarks for “quality.” The LEED (Leadership in Energy and Environmental Design) standard is a green building certification from the U.S. Green Building Council, aimed at reducing environmental and human impacts sustainably, emphasizing resource management, pollution reduction, and cost efficiency, aligning with the current social context where many companies seek quality office spaces to enhance productivity and improve the quality of life for their personnel.
The WELL building standard aims to improve the quality of life for building users and is certified by the International Well Building Institute, revolutionizing modern building design by integrating best practices in construction and design with medical and scientific research.
Ms. Su Lin Soon, CEO of The PARQ, stated that The PARQ is the first mixed-use project in Thailand to achieve Pre-WELL certification and aims to obtain LEED certification as well, reinforcing ‘The PARQ’s’ commitment to being a leader in sustainable buildings in the country. We are ready to collaborate with various partners to transform the design and construction approach of buildings that prioritize the environment and people, fostering an atmosphere that promotes health and well-being under the concept of Life Well Balanced.
The The PARQ project exemplifies a vision for design that prioritizes people and sustainability, adhering to LEED and WELL standards, representing a delightful challenge in establishing Thailand's international sustainability standards, pushing the team towards greater goals, and creating a difference in the development of buildings and communities in Thailand while preserving valuable resources for a brighter future,” said Mr. Anthony Arundell, Vice President of General Infrastructure Systems, Sustainable Development, and Smart Cities at The PARQ.
The Future of Bangkok
The PARQ aims to drive LEED and WELL certification in Thailand, encouraging real estate developers to embrace this rapidly growing trend, aligning with Thailand's long-term growth plans and advancing the vision of making Bangkok a business hub in Southeast Asia. The PARQ plans to officially launch and commence operations within this year.
