“Library Estate” is moving forward in the real estate business despite a slowdown in the overall market, recently launching a new project “Novel Residence Ladprao 18” which features luxury duplex homes and townhomes with 3.5 stories under the concept “START YOUR NOVEL LIFE.” This project meets the needs of modern families in a prime location near the Ladprao business district. On September 9th, the company will host a VVIP DAY event, with plans to launch another 2-3 new projects, aiming to expand the project value to 1 billion baht within 2 years, alongside plans to expand into the hotel service sector in Bangkok and Phuket to create recurring income, supporting the company's future listing on the stock exchange.

Mr. Supakij Raveearamwong, Managing Director of Library Estate Co., Ltd. and its affiliated companies, stated that the company's business approach involves developing real estate, including houses, commercial buildings, and condominiums, with a focus on selecting prime locations, designing projects that consider the characteristics of the area, and meticulously refining ideas to determine suitable living functions. The company selects high-quality materials that are simple, modern, and practical, allowing them to meet the diverse needs of residents. Over the past 6 years, they have successfully developed various projects with a total value exceeding 2 billion baht.

“We have grown from developing commercial buildings to expanding into the condominium, house, and townhome markets. We have gradually expanded continuously, developing projects that create good experiences and meet consumer needs as much as possible,” Mr. Supakij said. He also emphasized that location is another key highlight that Library Estate recognizes. “The projects we develop may not be large, but we pay attention to every detail, especially in choosing good locations. Every project considers that consumers will see an increase in value in the future. We focus on locations with potential for future value appreciation, such as the Ladprao and Ekkamai areas.”

In 2019, the company launched 3 new projects as planned, each with distinct features that reflect different lifestyles of urban residents. These include The Commerce Prachauthit – Suksawat, a project of commercial buildings and home offices with 41 units valued at 225 million baht; Philo Ekkamai 6, a condominium project with 78 units valued at 365 million baht; and most recently, Novel Residence Ladprao 18, with 16 units valued at 320 million baht, set to launch with a VVIP DAY event on September 9, 2019.

The Novel Residence Ladprao 18 project, covering over 2 rai, features duplex homes and 3.5-story townhomes that can accommodate up to 4 cars, with a total of 16 units on plots ranging from 30 to 57 square wah. The usable area starts from 350 to 400 square meters, with starting prices from 16 million baht. The project includes amenities such as a security system, CCTV, and security personnel. Construction is expected to begin in the 4th quarter of 2019, with completion anticipated around 2021.

Mr. Supakij also mentioned that the company plans to launch another 2-3 new projects, aiming to expand the project value to 1 billion baht within 2 years. Additionally, there are plans to expand into the service sector to create recurring income, such as hotels in Bangkok, Phuket, and international hotel groups, while also planning to list the company on the stock exchange in the future.

In 2019, the company set a sales target of 400 million baht, aiming for an average growth of 20% per year, and currently has a backlog of 150 million baht in sales awaiting revenue recognition.
