“Sena Hankyu Hanshin” Unveils New Premium Condo Brand, Partners with “ONYX Hospitality Group” to Enhance Hotel-Level Services
Sena Hankyu Hanshin is making strides in the upscale market by launching a premium condo brand and partnering with ONYX Hospitality Group to strengthen its five-star hotel service capabilities. They are currently preparing to form a professional management team called “Elite Residence” to support high-end clients with superior management and exclusive services.

Associate Professor Dr. Kesara Thanyalakphak, a board member of the joint venture between Sena Hankyu Hanshin, revealed that the company plans to expand its premium segment market this year and next, aiming to develop products and services that cater to high-income clients seeking quality and unique offerings that align with their luxurious lifestyles. This approach aims to create a sense of exclusivity and enhance market value for future residents.
Recently, Sena Hankyu Hanshin has partnered with ONYX Hospitality Group, a leading hotel management company run by a team of experts from various countries in the hospitality industry. Currently, they manage several hotels and serviced apartments, including Oriental Residence Bangkok, hotels under the Amari brand, and others, to help establish hotel service standards in Sena's premium condos. Sena is confident that having a quality team to oversee services will instill trust and confidence in clients purchasing the “Piti” project, offering five-star hotel service standards typically found only in super-luxury condominiums. This marks the first premium condo to provide luxury services.
Luxury services encompass comprehensive hotel-standard services available to residents 24/7, including 24-hour reception, 24-hour concierge, housekeeping, bellboy services, and doorman services, akin to those found in leading five-star hotels. Additionally, residents can request extra services such as limousine calls, spa treatment reservations, and private chefs.

To ensure excellent and quality service delivery, Sena has established Elite Residence Co., Ltd., a subsidiary of Sena Development, to manage the premium projects' administrative services. The team has undergone training and study tours with professionals from ONYX Hospitality Group to enhance their skills, knowledge, and professionalism to meet five-star hotel standards.

Mr. Kazumasa Oji, Senior General Manager of Hankyu Hanshin Properties Corp, stated that the hotel business is one of the core businesses of Hankyu Hanshin Holdings Group, where they have expertise. Currently, they operate 46 hotels, including 18 directly managed and 28 franchises, totaling over 10,424 rooms, primarily located in Osaka, Tokyo, and surrounding cities. They also manage The Ritz-Carlton Osaka, a luxury hotel brand, and have plans for continuous hotel expansion in the future.
“We are very pleased that Sena Hankyu Hanshin's project will introduce 'Luxury Service' hotel standards into its premium condo brand, which we believe will enhance the real estate business and provide customers with genuine access to hotel-level services. This is a significant step for Sena Hankyu Hanshin in delivering quality products and services to customers now and in future projects,” he added.

Mr. Douglas Martel, Chairman and CEO of ONYX Hospitality Group, stated, “ONYX Hospitality Group has extensive experience in hotel management and is one of the fastest-growing companies in the Asia-Pacific region. Currently, we manage over 50 hotels in 8 countries and have about 30 projects under development under the Amari, Shama, and OZO brands.”
The collaboration between ONYX Hospitality Group and Sena Hankyu Hanshin marks the beginning of a long-term business partnership, opening opportunities for collaboration between hotel brands and serviced apartments in our portfolio with Sena Hankyu Hanshin's residential projects in the future.
