          Mr. Wongsakorn Prasithwiphat, Managing Director of Perfect Property Public Company Limited, revealed that after collaborating with Sekisui Chemical Co., Ltd., a leader in the home construction business in Japan, to develop homes built with a modular system, they have officially launched under the concept 'Pure Air Innovation Home' to meet the needs of high-end customers who appreciate technology and innovation. The Perfect Masterpiece 4 project includes locations such as Bangkapi, Ramkhamhaeng, Chaengwattana, and Rattanathibet, totaling 74 units valued at 2.23 billion baht, with an additional project set to launch early next year in Sukhumvit 77, comprising 28 units valued at 920 million baht.

          'Pure Air Innovation Home' starts at 20-45 million baht, available in 4 designs ranging from 255-475 square meters, uniquely designed through collaboration between the design teams of Perfect Property and Sekisui, fully incorporating Japanese technology and innovation. This includes the Air Factory System, a three-layer air circulation and filtration system that can capture dust particles as small as 0.3 microns, which is smaller than PM 2.5, achieving a 97% capture rate, continuously circulating fresh air within the home and reducing risk factors that may cause allergies, thus earning the title 'Pure Air Innovation Home'. It also features a Heat Exchanger to maintain a cool temperature inside the home, helping to reduce electricity consumption and save energy. The Air Tightness System ensures a seamless home by sealing joints and openings tightly with sealing materials to prevent dust, noise, odors, insects, and external heat from entering the home. The Thermal Insulated System provides three-layer thermal insulation for enhanced heat protection. The Sound Insulated System features soundproof walls that reduce noise by 10 decibels compared to typical homes. Additionally, high-quality, durable materials are selected for long-lasting comfort, including environmentally friendly materials such as self-cleaning paint, strong and durable steel structures resistant to earthquakes, and a Floor Service area beneath the house to minimize damage in case of flooding, prevent pipe breakage due to soil subsidence, and facilitate maintenance of electrical, plumbing, and sanitation systems without the need to break the floor.

The modular system used is the same as that in Japan, but since Thai homes are larger compared to those in Japan, the size of the modular units has been increased, and the ceiling height has been raised for spaciousness and comfort, accommodating the diverse design preferences of Thai customers, with additional exterior decorative elements constructed in a traditional manner for architectural beauty.

 

 

          The components of the modular homes are produced by Sekisui-SCG Industry Co., Ltd., a joint venture between Sekisui Chemical and SCG Building Products, which manufactures the home components in separate, prefabricated sections and assembles all parts before installation on-site.
