Sansiri Expands Horizontal Housing Strategy After Achieving 18.8 Billion Baht in Sales Last Year, Growing 40% with the Launch of 'Sansiri For Greater Well-Being' and Thailand's First Dust-Free Home Innovation at 'Setthasiri Thawi Watthana'
Sansiri is advancing its horizontal housing strategy after achieving sales of 18.8 billion baht, a remarkable 40% growth last year. The company is positioning horizontal housing as a key driver in its real estate market strategy for 2019, aiming to expand its market share in both single-family homes and townhouses, which continue to grow steadily. The plan includes launching 16 new projects valued at over 24.2 billion baht, covering all segments and price levels in Bangkok and leading cities. The company is set to introduce Tiger Lane in the S Segment and reinforce its success in the upper-middle-class single-family home market with brands like Setthasiri and Burasiri. Additionally, it will introduce more accessible price brands such as Saransiri, Khanasiri, and Anasiri, along with townhouses under the brand Siri Place, building on last year's successes. The target for pre-sales this year is over 14.4 billion baht, while continuing to pursue the vision of “SANSIRI FOR GREATER WELL-BEING”. The first project of the year, “Setthasiri Thawi Watthana”, valued at over 2 billion baht, will feature the innovative Dust-Free House concept, the first of its kind in Thailand, addressing the PM 2.5 dust problem and enhancing the quality of life for residents in all dimensions. The design emphasizes the concept of “Aesthetic Living with Details”, inspired by orchids, reflecting the pride of residents through meticulous design in every detail, alongside innovative features and functional design to enhance the living experience.
Mr. Somkiat Hongsapphinyoh, Deputy Managing Director of Horizontal Project Development at Sansiri Public Company Limited revealed that in 2018, the company achieved its goals and entered a year of excellence in all aspects, with total sales reaching 48.5 billion baht, the highest in 34 years. This success is attributed to positive customer responses, especially for horizontal housing, which generated sales of 18.8 billion baht, a 40% increase, with townhouses growing by 75% due to their unique market appeal as Best in Class quality homes, catering to the lifestyle trends of the new generation under the concept of expanding every preference into reality. Single-family homes also succeeded across all brands, growing by 35%, with positive customer feedback in both Bangkok and provincial areas.
“In 2019, Sansiri plans to develop a total of 28 new projects valued at 46.6 billion baht, focusing on increasing horizontal projects to balance the portfolio and meet the ongoing demand for single-family homes and townhouses. The plan includes 16 horizontal projects worth over 24.2 billion baht, covering all segments and price levels, including the upcoming Tiger Lane project in the S Segment and upper-middle-class single-family homes like Setthasiri and Burasiri. Additionally, more accessible price projects will be introduced, including brands like Saransiri, Khanasiri, and Anasiri, along with townhouses under the Siri Place brand, to fulfill the housing portfolio needs of Sansiri, catering to all customer segments and price levels, while expanding market share in the horizontal housing business. The new projects entering the market in 2019 will be developed in line with current housing trends and the needs of various target groups, such as families with elderly members and children, health-conscious individuals, and environmentally aware consumers,” Mr. Somkiat stated.

The “Setthasiri Thawi Watthana” project, valued at 2 billion baht, is the first single-family home project under the “Sansiri For Greater Well-Being” concept, which is central to the company's operations this year. It focuses on promoting holistic health alongside creating a good living environment for residents and environmental conservation in all aspects through three main concepts: Physical (comfort), Mental (peace of mind), and Social Wellbeing (good relationships with neighbors). The project will feature the Dust-Free House innovation, implemented for the first time in Thailand, to address the current dust crisis and the growing health consciousness among people. This technology can filter dust particles as small as 0.1 microns, as well as unpleasant odors, pollen, dust mites, airborne microorganisms, and mold effectively, using the same technology found in sterile hospital rooms. Residents can be assured that the air in their homes will be clean and dust-free 24 hours a day. Additionally, the Cooliving Designed Home innovation will ensure that every corner of the house is airy and improves air circulation, along with Universal Design tailored for families of all generations in both the home and common areas. Furthermore, the project will provide a modern living experience for environmentally conscious families by offering a Food Waste Machine to residents during the project launch, in line with the Sansiri Green Mission business concept,” Mr. Somkiat added.

The “Setthasiri Thawi Watthana” project features two-story single-family homes on plots starting from 100 square wah, priced between 15-20 million baht, located in a prime area connected to downtown Bangkok and nearby provinces. Residents can easily access the city via the Si Rat Outer Ring Expressway or the elevated Borommaratchachonnani Road, with convenient transportation networks, including the upcoming extensions of the Blue Line subway set to open in 2019 and the Light Red Line scheduled for 2022. The project is also close to shopping malls, universities, hospitals, the Buddha Monthon area, and various lifestyle venues that cater to the needs of modern families, addressing the demand for single-family homes priced between 10.00 – 19.99 million baht in the Thawi Watthana area, which has seen an average sales rate of 84%. Currently, the number of available units in the market is decreasing, presenting an opportunity for Sansiri to develop single-family homes that comprehensively meet customer needs, especially for large families seeking more living space or wanting to separate family units in close proximity to the Thawi Watthana area. Following the launch of the first phase of sales, the project has received positive feedback, with 12 units sold within just one month, indicating strong demand for single-family homes in the 15 – 20 million baht price range.
For the project development concept, inspiration has been drawn from the economically significant orchid plants of the Thawi Watthana area to create unique designs both inside the homes and in common areas, fostering an atmosphere of pride and elegance for residents. The project will also provide a highly private environment with only 133 units, complete with comprehensive amenities both in the homes and in common areas, surrounded by over 3 rai of green space with diverse plant species, allowing residents to immerse themselves in nature. The functional design within the homes is thoughtfully arranged to accommodate the living needs of all generations in the family, featuring Triple Master Bedrooms with three large bedrooms, each with an en-suite bathroom, an Enclosed Balcony that extends from the bedroom into a favorite corner reflecting the user’s personality, a Garden Access Bedroom on the ground floor for easy access to nature, a My Pavilion connecting to the house that can be adapted to suit lifestyle needs, and Universal Design for 3 Generations, ensuring the home is suitable for residents of all ages. Additionally, a Home Automation system allows residents to control lights and air conditioning from their mobile devices via the Sansiri Home Service Application, along with safety standards under the Sansiri Security Inspection, providing residents with peace of mind and added convenience,” Mr. Somkiat concluded.
