Unveiling 'The Metropolis Samrong Interchange': Completed and Ready for Handover
Wow, at this moment, I present this project: 'The Metropolis Samrong Interchange', operated by Metropolis Properties Co., Ltd., a subsidiary of Wongwaiwit Machinery Industry Co., Ltd. The managing director, Mr. Chalermchai Wongwaiwit, organized the 'First Open House' event for this high-rise condominium project with 30 and 39 floors, and a low-rise building with 7 floors, conveniently located just 0 steps away from two stations: BTS Samrong and MRT Samrong-Ladprao. The project has recently been completed and is ready to hand over the first units to customers. The big boss, Mr. Chalermchai, who is also an engineer, personally oversees quality control at every stage and takes the initiative to guide residents through the handover process, showcasing materials that exceed standards and a robust structure. Additionally, over 150 million baht has been invested in extras, including a 'Sky Lounge/Sky Deck with Onsen and Rooftop Garden' on the rooftop for residents to enjoy unparalleled views. The project emphasizes the importance of 'engineering' over 'cosmetics' because the value of the property should be measured in the long term, ensuring buyers make a profit.

Mr. Chalermchai Wongwaiwit the managing director, gave an interview.
The project The Metropolis Samrong Interchange is the first high-rise condominium project of the company, valued at 5.7 billion baht, which has been on sale since April 2015. It consists of 3 buildings with a total of 1,721 units. Currently, it is fully completed and ready for handover, with only 200 units left for sale, starting from 2.8 million baht for a 1 Bedroom (35 – 45 square meters), 2 Bedrooms (52 – 53 square meters), and the smallest size, Studio (28 square meters). The project has garnered significant interest from local residents looking for housing to accommodate expanding families, as well as working professionals and investors, most of whom have a starting salary of around 50,000 baht. The project's location is highly attractive, situated right next to Samrong Station, which will soon become an interchange station connecting to the Yellow Line (Theparak – Ladprao), making it an excellent location with just 0 steps to the BTS, saving time for convenient travel to the city center, taking only 16 minutes to Thonglor.
Furthermore, Mr. Chalermchai revealed the concept and meticulous steps taken in developing this project:

I prioritize 'engineering' over 'cosmetics'. With a background of engineers in my family, we believe that if the structure is strong and the systems meet high standards, it will reduce maintenance costs in the long run. Buildings can last for decades, increasing the property value for all our customers over time. We always think that our residents should feel like they are living for free because the price should continuously appreciate, given the potential of the location alone. If the building remains in good condition over the long term and the community is well-maintained, I believe that in 5-10 years, prices will rise significantly.
Our building is constructed to very high standards. For example, the structure is incredibly strong; even the contractor mentioned that we might be overdesigning by using more steel than the standard. However, we believe that a building with a robust structure may be a bit more expensive today, but it will hold greater value in the long run. It is our duty to build a good, strong building for our customers, regardless of whether they see or value it. For the windows, we use 8 mm thick laminated glass and upvc frames from Deceuninck in Belgium. We might be the first high-rise project in Thailand to use such high-standard materials. Wind tunnel tests show that it can withstand winds of up to 180 km/h. Even in a full storm, we will be comfortable, and no water will enter the units. This upvc will remain white and look new regardless of how many decades pass. Even for the overall electrical system, we have accounted for enough electrical capacity in case future cars will be electric. Regarding flooding, we have elevated the project 0.0 meters above Sukhumvit Road by nearly 80 cm. If the project floods, the outside will likely require boats. We guarantee the highest safety and convenience.
As for cosmetics, they are secondary because they can be easily changed. However, we use the concept that our project is affordable luxury, which we can guarantee that at our selling price, no other project can compete with us in terms of room design and decoration using luxury-grade furniture from Modernform and high-quality materials that we have selected to make the rooms luxurious and a source of pride for the owners.

Regarding marketing strategy or brand building, since we have just completed two projects, not many people know us. Our marketing budget is not large; good products do not need much advertising. It is better to invest the advertising budget into adding value for customers. When customers see it, they can't resist buying it, rather than spending a lot on advertising for something that may not be good. Customers may come in large numbers but not buy, which is of no benefit. We believe in creating good products for customers, leading to word-of-mouth impressions. We provide more than we say. I use the policy that we must exceed customer expectations to achieve success in marketing. We believe that in our past projects and this one, we have been able to create significant impressions for our customers.

The project The Metropolis Samrong Interchange consists of 3 buildings with a total of 1,721 units. The details are divided into Building A with 39 floors, totaling 1,035 units, Building B with 30 floors, totaling 542 units, and a low-rise Building C with 7 floors, totaling 144 units, along with a 5-story parking building, providing approximately 43 percent parking without stacking. The room types include Studio (28 square meters), 1 Bedroom (35 – 45 square meters), 2 Bedrooms (52 – 53 square meters), with a ceiling height of 2.55 meters. Additionally, the project offers complete amenities, including a large lobby area on the 6th floor, two saltwater swimming pools (12 x 28 meters in Building A, 12 x 30 meters in Building B), a children's pool (0.6 meters deep), an adult pool (1.3 meters deep), a gym, landscaped gardens around the project, two badminton courts, a golf driving range, a multipurpose room, high-speed passenger elevators (4 per building in A and B, 2 per building in C and D), and a service lift (1 per building). The security system includes CCTV, face recognition building access, smart digital Kevo door locks, and a license plate reader parking system.
The project is currently 100% completed and ready for handover starting in October. Additionally, highlights include the upcoming opening of the Sky Lounge/Sky Deck on the 39th floor as a New Year gift for residents.
