FTREIT Reports Strong First Half Performance for Fiscal Year 2026 with 93.1% Occupancy Rate, Confident in Revenue Growth and New Client Deals Despite Economic Fluctuations
FTREIT announced its performance for the first half of fiscal year 2026 (October 2025 - March 2026), achieving total revenue of 2,250.4 million baht, an increase of 159.8 million baht or 7.6%. Net investment income reached 1,534.5 million baht, up by 146.8 million baht or 10.6% compared to the same period last year. In the second quarter of fiscal year 2026 (January - March 2026), total revenue was 1,129.3 million baht, an increase of 72.1 million baht or 6.8%, with net investment income of 770.6 million baht, up by 68.9 million baht or 9.8% year-on-year.
Mr. Phumphara Arundhamkul, Managing Director of Frasers Property Industrial REIT Management (Thailand) Co., Ltd., or "FIRM," as the trustee manager of Frasers Property Industrial Trust, or "FTREIT," stated that geopolitical issues have led investors to continuously shift their investment bases to ASEAN, particularly in Thailand, which remains a key investment destination. This has resulted in high demand for factory and warehouse rental space, primarily driven by clients in the electronics and logistics sectors, pushing the average occupancy rate of FTREIT to grow by 93.1% in the first half of the year, with the average occupancy rate for the second quarter remaining high at 92.5%.
FTREIT has announced a distribution for the second quarter at a rate of 0.1950 baht per trust unit, scheduled for payment on June 11, 2026. Combined with the previous quarter, FTREIT has distributed a total of 0.3895 baht per trust unit for the first half of fiscal year 2026.
Mr. Phumphara added that despite economic fluctuations due to energy costs, the situation remains manageable for FTREIT's tenants. The trust continues to collect revenue and close new tenant deals as planned. However, the trust manager will closely monitor the situation and government policies to proactively plan and ensure business continuity for the trust and its tenants effectively.
For the second half of the year (April - September 2026), FTREIT plans to expand its portfolio by exploring investments in high-potential properties in strategic locations, both from the Frasers Property group in Thailand and outside the group, to ensure continuous growth and deliver stable and sustainable returns to trust unit holders.
