DAD has announced the readiness to open Building C at the Chaeng Watthana Government Complex, showcasing a state-of-the-art office building that meets modern lifestyle needs with commercial areas for services and shopping. This initiative is part of the "Road to Sustainnovation" strategy, aiming to establish a model smart city that will accommodate 25 government agencies by 2027.

Dr. Theerach Suksa-ard, Acting Managing Director of DAD Asset Development, a government developer and executive at the Chaeng Watthana Government Complex, revealed that DAD operates in two areas: managing the Chaeng Watthana Government Complex and developing buildings on state land for the government. DAD's strength lies in developing energy-efficient buildings that are environmentally friendly and meet Thai green building standards. The completion and opening of Building C today marks it as a model government building and a flagship project for DAD as it approaches its 22nd anniversary, featuring an A-grade office that integrates innovations reinforcing its status as a Smart City.

The uniqueness of Building C, compared to typical government buildings, lies in its incorporation of technology to facilitate users and service recipients. It serves as a model for energy-efficient and environmentally friendly buildings based on the BCG Model, combined with the concept of “Universal Design.” The building is equipped with a solar power system generating over 2,200 kilowatt-hours per day, along with a Solar Shield exterior that reduces heat from sunlight by up to 37%. It features a Passive Cooling system, radiant floor heating, and a District Cooling system to evenly distribute cool air and save energy. The MERV-13 air filtration system captures over 85% of PM2.5 dust and bacteria for user hygiene, with over 60% of construction materials sourced locally to reduce carbon emissions from transportation.

The building's internal systems include an Intelligent Operation Center (IOC) for real-time data control, accessible through the GCC Super Application, which consolidates all functions in one place, such as checking parking status (Smart Parking), tracking electric buses (EV Bus), reporting maintenance issues, and providing navigation within the building. Additionally, the METTRIQ AI Prediction system forecasts energy usage and potential equipment failures in advance. The commercial area spans over 29,754 square meters, developed as a modern shopping and lifestyle hub, with floors 1-3 housing shops, restaurants, cafes, banks, and other services like fitness centers and health service facilities outside Ramathibodi Hospital. Floors 4-5 offer Co-working Spaces and Serviced Offices exceeding 5,000 square meters, accommodating users from 2 to 50 people, catering to modern work needs, while the 6th floor includes commercial spaces.

The 7th floor features seminar and banquet rooms covering over 2,000 square meters, capable of hosting large corporate events for over 1,000 people.

Building C and the adjacent building have a combined area of 510,000 square meters, with 17 government agencies already relocated to operate there out of a total of 25, including the Office of the Ombudsman, the Administrative Court, and the Office of the Permanent Secretary for Digital Economy and Society. It is expected that 2 more agencies will move in by 2026, achieving full occupancy by 2027.

“DAD manages the Chaeng Watthana Government Complex, which consists of Buildings A, B, and C, and also manages assets for the Treasury Department, including the Phaholyothin Office Building and the Excise Department's multipurpose building, with a total value exceeding 44.348 billion baht, a significant increase from 23.163 billion baht in 2021, reinforcing our leadership in public real estate development,” Dr. Theerach stated.

Furthermore, DAD is also developing residential and office buildings for various agencies. Last year, it signed a Memorandum of Understanding (MOU) with the Government Lottery Office to develop office buildings, printing facilities, and residential buildings on state land in Bangkok and Nonthaburi. Several other agencies are in coordination and negotiation, with a goal to develop 2 projects annually, ensuring that all proposed buildings meet Thai green building standards, designed according to the needs of the agencies, budget, and financing.

Dr. Theerach further added that in addition to energy-efficient and environmentally friendly buildings, the Chaeng Watthana Government Complex has been landscaped beautifully with green architecture and gardens covering over 138 rai, providing spaces for relaxation, exercise, and creative activities for those working there and the general public to enjoy daily.
