AP Thailand - Mitsubishi Estate: The Strongest Real Estate Partnership in Thailand Advances to Cultivate New 'Quality People' Through the 10th Year of the AP OPEN HOUSE Project
AP Thailand, a leader in the Thai real estate business under the promise of “A Good Life You Can Choose”, collaborates with Mitsubishi Estate Co., Ltd., a giant real estate developer from Japan with over 130 years of experience, reinforcing its position as the ‘Only Strong Business Partner’ in the residential real estate industry in Thailand. This partnership is not solely focused on business returns.
It is committed to investing deeply in sustainability in the real estate business through the AP OPEN HOUSE project, which AP has continuously organized for 10 years. This marks a decade of mission where AP aims to elevate the standards of Thai real estate by nurturing quality people. Recently, AP took representatives of the winning students from the 10th AP OPEN HOUSE to Japan to open their horizons with global real estate projects under the Mitsubishi Estate Group, led by Mr. Toru Hayamizu, Executive Officer & General Manager of International Business Planning.

Mitsubishi Estate Co., Ltd. stated, “The mission of Mitsubishi Estate is to create a society through urban development and to provide spaces and services that ensure maximum customer satisfaction. Therefore, our project development is not only focused on delivering quality residential projects that meet the safety standards of ‘Five Eyes’, but also on creating sustainability and contributions to the community and the environment simultaneously.”
From ‘Unspoken Needs’ to ‘Living Quality’
This year's highlight of the study tour is the seamless integration of global knowledge, starting with AP conveying the mindset of understanding The Unspoken Needs (the needs and feelings that customers do not express, including emotions, attachment, comfort, and pride in living), which is the heart of project design in Thailand. This leads to learning about the core concepts of ‘Quality and Sustainability’ from Mitsubishi Estate.

Experience Real Projects of Mitsubishi Estate in Japan
- A good home that ‘understands real life’ is not just about size. The Komazawa Stage 2 project serves as a lesson in design that starts from the feelings of customers, with the concept of “closing off the outside and opening up the inside” to provide maximum privacy in urban living, along with a design that understands functionality and connects with nature, including the use of energy-saving technologies such as HOMETACT and AeroTecH to meet sustainable living needs.
This includes understanding the function and connection to nature, as well as incorporating energy-saving technologies like HOMETACT and AeroTecH to address sustainable living needs.
- The construction of condominiums using the Seismic Isolation Structure system (the largest and most extensive earthquake isolation structure) allows project student representatives to closely study this technology, which helps
absorb vibrations and reduce the impact on residents in high-rise buildings. This design is more than just a structural innovation; it delivers peace of mind and utmost confidence to residents in high-rise condominiums in Japan, a country that records some of the most earthquakes in the world.
Experiencing such safety standards, even though the disaster context in Thailand is different, reflects the commitment of the Mitsubishi Estate Group to be a leader in quality.
Starting from the highest safety standards, this principle is applied to real estate development in every area where they invest, adapting to different contexts.
- Ecological sustainability in the urban center at Hotorai Square, which is an important biodiversity project of Mitsubishi Estate, emphasizes creating ecological sustainability through designs that promote coexistence among cities, people, trees, and diverse animals, using local plant species that effectively absorb greenhouse gases. This reinforces that global organizations prioritize creating a quality of life that is beneficial to the environment and the overall ecosystem.
Voices from Quality Seeds: AP OPEN HOUSE Class 10
Representatives from the Marketing Department (Ms. Parisa Pawong, Marketing major, Faculty of Business Administration for Society, Srinakharinwirot University, and Ms. Chalida Chao Nuea, Digital Marketing major, Bangkok University) shared their impressions, saying, “Before joining the program, we never thought that a real estate development company would place such importance on understanding the deep feelings of customers like The Unspoken Needs. A quality home is not the biggest or the most expensive house, but an understanding that every square meter has been thoughtfully designed to accommodate real usage, even if customers do not express their needs. This is a standard of quality that goes beyond just housing; it is about enhancing sustainable quality of life.”
Representatives from the Civil Engineering Department (Mr. Kritsanapong Koetkasem, King Mongkut's University of Technology Thonburi, Mr. Pariwat Burawong, Suranaree University of Technology, Mr. Nachapol Roisri, Khon Kaen University, and Ms. Sudarat Kitpitak, Ramkhamhaeng University) summarized their takeaways, saying, “We were impressed by the principle of Empathy used in real estate development, which made us realize that Living Quality must balance both physical and emotional safety through a good environment. Observing the study tour in Japan highlighted the importance of disaster safety and the meticulousness in designing functions that consider everything. All of this reflects that to create the highest quality projects, one must pay attention to small details and have clear standards, just like the Five Eyes principle, to deliver peace of mind to all residents.”
AP THAILAND is creating ‘Quality People’ for a sustainable future.
AP Thailand hopes that the knowledge transfer and experiences over the past two months in the 10th AP OPEN HOUSE project is more than just an internship; it is about creating “quality people” in the industry. The mission to inspire younger generations to enter the real estate sector and collaboratively innovate to truly understand the Unspoken Needs of Thais. This global vision will help deliver ‘the best of Living Quality in your style’ to customers, allowing them to enjoy a good life of their own choosing and drive sustainable growth alongside society.
‘The Best of LIVING QUALITY in Your Style’ – A good quality of life starts with understanding life that delves into ‘Unspoken Needs – the needs and feelings that have never been expressed’.
