Mr. Peerapong Peerachotiwat, the CEO, leads the development team and discusses the new goals set for Jin Wellbeing County, aiming to elevate it beyond just a residential area to a "healthy community" that enhances the quality of life at every stage. Jin Wellbeing County is a 7-story low-rise project completed in 2018, just one year before the COVID-19 pandemic, which caused a temporary lull in activity (while Thonburi Burana Hospital began operations in 2020). Nevertheless, the project has managed to protect its residents comprehensively, with no reported infections. As society transitioned to the New Normal, the demand for housing remained uncertain, prompting the team to adjust their marketing strategies to align with the prevailing trends. Once the situation stabilized post-COVID, the team revisited their strategies, focusing on the project's strengths, redefining their target customers, and assessing the product's relevance.



Analysis results clearly indicate that what Jin Wellbeing County already offers aligns perfectly with the current wellness trend. This project is not just a residence; it also features a Wellness Center and a Health Care Center that have been continuously developed since day one. The Thonburi Burana team continues to manage these facilities effectively, ready to meet the mega health trends to their fullest potential.

Currently, the project is developed by Thonburi Wellbeing Co., Ltd., a subsidiary of Thonburi Healthcare Group Public Company Limited (THG). Recently, Ramkhamhaeng Hospital acquired a 49.99% stake following a capital increase of 5 billion baht two weeks ago, strengthening THG's financial position.

Thonburi Healthcare Group includes Thonburi Hospital, Thonburi Bamrungmuang Hospital, and Thonburi Wellbeing, which manages the Jin Wellbeing County project, as well as medical businesses in Myanmar, medical supplies, and supplements, particularly in dentistry, along with the management of hospitals and specialized medical centers, such as Thonburi Heart Center, and the Thonburi Health Village near Bangmod University and Jin Wellbeing County.

In the past, the Ram group held about 24% of the shares, but this year they increased their investment through PP and OR, becoming the major shareholder. This has provided the project with sufficient budget for ongoing operations while maintaining good performance.

It is important to emphasize that Jin Wellbeing County is a subsidiary of THG, with Ramkhamhaeng as the major shareholder, while the relatives of Dr. Boon have no involvement in the management of this project. The business model has not changed significantly, as it was carefully designed from the beginning. Although it was ahead of its time, it is now considered the "right time" for the project's concepts and products to align with current trends. The standards and designs were established from day one.



Out of a total of 494 units, 60% have been sold, which is about 200 units, with actual residents making up 30-35%, or approximately 100 units. The remaining units are owned by investors who purchase for rental purposes or by those living abroad who plan to return after retirement.

Residents are divided into two main groups: the first group consists of students and working individuals, making up half of the residents, while the other half comprises retirees, most of whom are financially stable, often purchasing with cash and living a dual residence lifestyle—spending weekdays at the project to participate in community activities and weekends with family. Notably, the project just opened up to bank loans two years ago.

The current average price is 125,000 baht/sq.m.
- Small units of 43-46 sq.m. are priced at 4.59 million baht, with Special Units starting at 3.79 million baht*

Both fully furnished and fully fitted options are available, with a common area fee of 60 baht/sq.m. The goal is to close sales on 20 units by the end of the year and complete the first phase by 2026.

Residents wishing to rent out their units can use Thonburi Property Management, which will find tenants, primarily working individuals from both Thailand and abroad, with lease agreements typically on an annual basis.
Initially, the project communicated that it was a residence for the elderly, but research found that buyers did not see themselves as "old" but rather wanted a residence conducive to health. Thus, communication has shifted to a new dimension, highlighting the strengths of creating a fulfilling life for both body and mind through community and universal design that accommodates all ages, including ramps, standard elevators, and bed lifts, as well as an Emergency Call system directly connected to medical teams that can reach patients within 4 minutes and facilitate immediate transfer to nearby hospitals. The project is registered as a 55-bed elderly hospital (Thonburi Burana), capable of comprehensive care, except for major surgeries.

Most residents are Senior Active, in good health, with less than 3% requiring wheelchairs or caregivers. This group is mostly aged 60 and above, while the working group is typically aged 40-45. The project's first customers were students whose parents purchased units for them due to the project's peaceful environment. The project features a complete Wellness building, including a spa, a 100-seat meeting room, and a restaurant accommodating 70-80 guests, offering both buffet and à la carte options.

The total project area spans 142 rai, from Vibhavadi Road to the railway line, divided into several phases. For instance, a 20-rai plot adjacent to the road is planned for the development of Thonburi Rangsit Hospital (currently on hold), while the next 20-rai plot is the developed area today, with other plots prepared for future condominium and single-family home developments to create a mutually supportive ecosystem in the long term.

With its location on Vibhavadi Road, considered a Golden Ring between Rangsit and Thammasat, this project has significant strategic potential. THG aims to complete sales of the first phase before moving on to the next phase, establishing a strong community first, with an investment of over 3 billion baht for the first phase, which is a 100% investment from THG covering both the condominium, health center, and Wellness Center.
