Housing Purchase Confidence Index in Bangkok and Surrounding Areas Q4/67 Rises, Reflecting Increased Demand
The Real Estate Information Center (REIC) of the Government Housing Bank (GHB) reports that the “Housing Purchase Confidence Index in Bangkok and Surrounding Areas for Q4 2567” shows that the public's confidence in purchasing housing has increased compared to the previous quarter, with a confidence index value of 42.9, an increase of 2.4 points from the previous quarter, which had an index value of 40.5 (QoQ). Additionally, the proportion of those planning to purchase housing within the next six months has risen to 28.2% from 24.7% in the previous quarter. This increase is partly due to the reduction in interest rates and financial institutions offering low-interest housing loan products, which can stimulate purchasing power in Q4 2567. Most data indicates that people are buying housing primarily for personal use (32.1%) rather than for investment (15.8%). The majority of buyers are private company employees (55.1%) with an average monthly income of 15,001 – 30,000 Baht (34.4%), and they prefer to purchase housing priced between 2.01–3.00 million Baht (25.3%). The most sought-after type of housing remains single-detached houses (40.6%) in the price range of 3.01–5.00 million Baht, with the highest demand for housing located in Bangkok (56.1%), particularly in the economic zones of the surrounding provinces, including Nonthaburi, Pathum Thani, Samut Prakan, Nakhon Pathom, and Samut Sakhon, respectively. Purpose of Purchasing Housing in Bangkok and Surrounding Areas Q4 2567 indicates that the public is delaying decisions to purchase housing for investment but is increasingly buying for personal use. According to the survey, the majority of those wanting to buy housing (32.1%) wish to own their own home. The second reason is to invest for profit/rental (15.8%), and the third is to acquire assets (14.6%). The proportions of these top three purposes have decreased compared to the previous quarter. The main factor driving the desire to own a home is the need to separate families or get married, which has increased from 8.9% to 10.3%. Meanwhile, some groups desire convenience in commuting, which has increased from 8.9% to 9.0%, a better living environment, which has increased from 8.1% to 8.5%, and the desire for smart home innovations, which has increased from 3.1% to 3.6%, indicating a gradual expansion in these trends.

Demand for Housing Purchases shows that the majority prefer to buy single-detached houses in the price range of 3.01 – 5.00 million Baht, followed by condominiums in the price range of 2.01 – 3.00 million Baht. For townhouses, the highest demand is also in the price range of 2.01 – 3.00 million Baht, while semi-detached houses are most sought after in the price range of 3.01 - 5.00 million Baht. Commercial buildings have a demand of only 0.2%, with a preference for the price range of 2.01 – 3.00 million Baht. Overall, the price range of housing that buyers are looking for is primarily in the range of 2.01–3.00 million Baht (25.3%) and 3.01 – 5.00 million Baht (22.8%), with these two price ranges accounting for a combined total of 48.1%. In this quarter, respondents showed an increased interest in purchasing housing in the price ranges of 1.01 – 3.00 million Baht and 5.01 – 7.00 million Baht compared to the previous quarter (QoQ).

Areas of Interest for Housing Purchases reveal that:
1. The top area is Bangkok, with a housing demand proportion of 56.1% in the price range of 2.01-3.00 million Baht, accounting for 26.2%, particularly in economic zones near job locations such as Bangna, Bang Khae, Lat Phrao Sukhumvit, and Bang Kapi.
2. The second area is Nonthaburi Province, with a housing demand proportion of 8.7% in the price range of 2.01-3.00 million Baht, accounting for 29.1%.
3. The third area is Pathum Thani Province, with a housing demand proportion of 7.2% in the price range of 2.01-3.00 million Baht, accounting for 27.2%.
4. The fourth area is Samut Prakan Province, with a housing demand proportion of 6.2% in the price range of 2.01-3.00 million Baht, accounting for 29.2%.
5. The fifth area is Nakhon Pathom Province, with a housing demand proportion of 3.8% in the price range of 2.01-3.00 million Baht, accounting for 32.1%.
6. The sixth area is Samut Sakhon Province, with a housing demand proportion of 2.6% in the price range of 3.01-5.00 million Baht, accounting for 46.7%.
Other provinces outside Bangkok and its surrounding areas have a combined housing purchase demand of 15.4%.
