As the world changes, every area is continuously developed to keep up with the times and meet the evolving needs of people. This is especially true for the development of real estate projects in the form of “mixed-use”, which is a direction for developing spaces to allocate components and resources that harmonize together, including hotels, offices, shopping centers, and residences. This approach allows for planning that maximizes the potential use of the area. However, a significant challenge is developing mixed-use projects on sites with historical significance, memories, and stories, ensuring that the beautiful memories of the past are preserved while adding modern elements to revitalize the area and lead it towards perfection that meets contemporary living needs.

Today, we invite you to discover 5 world-class mixed-use projects that not only create on historical grounds but also focus on nature conservation through environmentally friendly construction, creating new green spaces for surrounding communities, along with new experiences at the Dusit Central Park.

The Battersea Power Station is a coal-fired power plant that stands majestically in the Nine Elms area south of the River Thames in London, symbolizing the industrial glory of the United Kingdom. It once generated electricity to illuminate London since 1935. The original building features a large brick architecture as the main structural material, with mortar on the exterior to soften the industrial appearance of the massive riverside building, making it more visually 'friendly' to onlookers. Notably, it features four iconic large chimneys that once emitted smoke before permanently shutting down in 1983. Nevertheless, the architectural style of The Battersea Power Station has been proven to hold architectural value.

In 2007, The Battersea Power Station was designated as a Grade II and Grade II* listed building. It is now planned to be developed into a large landmark to create a significant phenomenon and a new lifestyle area for Londoners, with a mixed-use project valued at over $16.5 billion (approximately 570 billion baht). This project includes residential units, shopping centers, and offices, with construction taking place in 7 phases starting from 2014 and expected to be completed by 2025, covering over 169,968 square meters. It is the largest mixed-use project and serves as a strategic point connecting to the historical areas around London. The project area is divided into various sections, including a shopping center located on the ground floor, entertainment centers such as cinemas and large event halls on the second floor, and offices, with the sixth floor designated for Apple offices. The top of the building will feature residential areas, and the chimneys have been transformed into elevator shafts that take people to an open space at the top for views of London. Additionally, the rooftop area has been converted into a sky garden with over 55 species of plants, covering 29,000 square meters, allowing the public to maximize its use and connect the project, people, and the city of London effectively.

Developed by Two Trees Management

Brooklyn, one of the boroughs of New York City, known as the 'capital of the world', is famous for its vibrant business and residential areas filled with diverse people and cultures, as well as many unique historic architectures. One of these historic buildings is the Domino Sugar Refinery, located by the East River in the Williamsburg area.

Originally built as a sugar refinery in 1856 by Domino Foods, the most influential sugar company in the United States during the 19th century, the East River area was a strategic business point, primarily using water transport. As the demand for sugar decreased, the refinery closed in 2004. With its Romanesque facade architecture preserved, it has become one of the oldest buildings in New York.

In 2014, plans to revitalize this area as a new mixed-use project, The Refinery at Domino, began, developed by Two Trees Management. This project, valued at over $30 billion (approximately 1 trillion baht), is designed to include retail spaces, 3,415 residential units, 43,000 square meters of office space, and 20,000 square meters of public green space along the river, with a total usable area of over 330,000 square meters. The area is designed for easy connectivity to the streets to enhance accessibility, aiming to create harmony between the project and the community. The project is divided into 5 buildings, with the Refinery building serving as an office space, featuring a blend of art to harmonize the glass structure with the brick facade of the sugar refinery inside, complemented by a modern glass dome. The 'The Vault' multi-use area is designed to be 9 meters high, offering 360-degree views of the sky and the East River. The building serves as a central point surrounded by residential buildings, shops, schools, fitness centers, co-working spaces, and public riverside areas designed for jogging, children's play areas, and facilities for all ages and lifestyles, becoming a new landmark for New Yorkers, with completion expected in 2030.

Amidst the relentless growth of Tokyo, there is an area awaiting development, the Toranomon-Azabudai district, an outer city area filled with wooden houses and old buildings waiting for transformation. Mori Building, the real estate developer, has collaborated with the Japanese government and local communities for over 30 years to plan the elevation of the area to a new dimension by creating a mixed-use project under the concept of 'Modern Urban Village', focusing on creating a village in a modern urban area surrounded by nature and over 20,000 square meters of green space, serving as an oasis in the city filled with trees, flowers, and water.

The standout feature of the Azabudai Hills project is four residential buildings totaling over 1,400 units, with a total usable area of 860,400 square meters and an investment value of over $44 billion (approximately 1.5 trillion baht), distributed across various areas. Each building will have a Center Court, a mixed-use area offering different lifestyles, including commercial spaces, office buildings, hotel areas, sports and recreation spaces, as well as areas for art and culture exhibitions. Additionally, it fosters community connectivity within the project through walkable design, allowing easy access between areas. The project also includes a preventive medicine center, 'Keio University Center for Preventive Medicine', providing knowledge and designing health-promoting activities for the community, such as fitness, spas, healthy restaurants, kitchen gardens, and fresh produce markets. The project is surrounded by essential lifestyle amenities, including luxury hotels, healthcare facilities, and international schools, with easy access to other areas via two subway lines located next to the project: the Tokyo Metro Namboku Line and the Tokyo Metro Hibiya Line.

Shanghai, one of the four directly governed municipalities of the People's Republic of China, is ranked as one of the most developed cities in the world and one of the largest economic centers globally. In the 1930s, it was a strategic point for transportation and housed numerous warehouses and factories to utilize the Suzhou Creek flowing through the city, facilitating the transport of goods to the inner city of China. Over time, as the city expanded and more people moved in, these factories relocated, leaving behind remnants of industrial buildings and warehouses along the river. As time passed, industrial ruins and pollution from urban expansion significantly polluted the Suzhou Creek. In 1992, the Shanghai Municipal Government initiated urban development projects in this area, leading to the Suzhou Creek Rehabilitation project in 1998 to develop the riverside area spanning over 40 kilometers.

The Tian An 1000 Trees project began construction in 2014, inspired by the beautiful landscape of the Huangshan Mountains. This project features architecture resembling beautiful, flowing mountains with no boundaries, where all elements unite into one from over 1,000 tree-like structures, each topped with over 70 species of plants. Tian An 1000 Trees is a mixed-use project covering over 300,000 square meters, surrounded by various commercial spaces to meet everyone's needs, including restaurants, cafes, street food, supermarkets, and luxury retail shops, as well as entertainment areas like cinemas, both inside and outside the building, office spaces, and boutique hotels offering stunning views of the garden and the Suzhou Creek. In addition to modern lifestyles, visitors will experience something new through the significant highlight of the M50 Arts District, a contemporary art area showcasing art from around the world and housing hundreds of art studios, recognized as comparable to New York's Soho and Beijing's 798 Art Zone. The project also preserves some of the original historic buildings, such as the Fufeng Flour Mill and old warehouses, with the concept of revitalizing life to honor Shanghai's rich cultural heritage. Thus, the Tian An 1000 Trees project is more than just a typical development; it is a project that brings nature back to humanity, expressing the vitality and warmth of the harmonious relationship between humans and nature since ancient times, creating a new green oasis that will serve as the lungs of the city and a new meeting point for Shanghai residents and tourists.

Silom is one of the first three roads constructed in Bangkok, a trade and commerce route for foreigners, as well as a residence for nobles and high-ranking officials. Therefore, this area is filled with beautiful wooden houses in Western style, including churches, Christian schools, and the era of trams that improved transportation convenience. Later, with the vision of King Rama VI, the public park “Lumpini Park” was established as the first public park in Thailand, leading to commercial changes, including the construction of 3 to 5-story buildings up to 10 stories and the influx of many multinational companies, earning it the nickname “Wall Street” of Thailand and developing it into a strategic economic and lifestyle hub for both Thais and foreigners. One significant landmark that has remained through various eras of development is the Dusit Thani Bangkok Hotel, which, at 23 stories tall, was the tallest building in Thailand at that time and a prominent symbol of modernity, standing alongside the Thai people as an important landmark in the heart of Bangkok, welcoming both Thais and foreigners and driving the economy of Silom Road.

Moreover, it will provide various recreational points, such as an amphitheater, playgrounds, Food Passage, picnic areas, and event spaces, aiming to elevate the standard of urban life through the creation of an ecosystem and urban ecology that promotes happiness and good health for people while increasing green spaces to enhance urban quality, set to open this year as well, making Bangkok a sustainable cultural city of the future and a new landmark for Bangkok residents and tourists from around the world.
