Sansiri revealed key highlights, launching 29 new projects worth 52 billion baht, expanding its portfolio of premium and mid-range products in new high-potential locations. The company is accelerating the launch of urban condominiums to fulfill long-term backlog and is focusing on strategic locations in major tourist cities such as Phuket, Pattaya, and Khon Kaen, while also expanding investment opportunities by partnering with new business allies for joint project developments. A roadmap for Net-Zero is being laid out, preparing R&D for new green products exclusive to Sansiri, with the Sustainable Home Prototype 1 set to be unveiled soon, marking a significant step in the real estate industry. In terms of performance, Sansiri remains strong, achieving sales of over 50 billion baht in 2024 and exceeding the transfer target with 43.7 billion baht, driving robust revenue and profit results.

Mr. Uthai Uthaisangkhuk, CEO of Sansiri Public Company Limited stated that 2024 marked Sansiri's 40th anniversary, a year filled with challenges in business operations amid a fragile economic recovery. Despite this, Sansiri maintained strong business growth, achieving outstanding performance with consistent revenue growth, resulting in total sales of 50 billion baht and transfers (including joint venture projects) of 43.7 billion baht, with 25 projects sold out, totaling 24 billion baht. This success was driven by an increased proportion of project launches, particularly in the horizontal segment, as well as effective investment management and maintaining high liquidity. Additionally, a highlight of last year was Sansiri's aggressive push into Strategic Locations, with Phuket and Chiang Mai identified as key strategic areas for business expansion, leading to sales of 10 billion baht in provincial markets, a growth of 120%, especially in Phuket, which is experiencing high growth. Sansiri also launched 'The Society,' its first social space in Phuket, located in the Bang Tao - Cherng Talay area, a hot location that gained significant interest and growth at the end of last year.

Highlighting the 2025 Dynamic Growth Plan to Revive the Market and Build Confidence

2025 will be another challenging year, especially for the real estate sector facing various challenges. As a major player and market leader, Sansiri aims to drive the market and build confidence in the industry through its 2025 business plan under the concept of Dynamic Growth, with plans to launch 29 new projects worth 52 billion baht (14 horizontal projects and 15 condominiums), targeting sales of 53 billion baht and transfer goals of 46 billion baht.

The plan includes launching 14 horizontal projects worth 31.6 billion baht, marking the first time in over 40 years that Sansiri is aggressively entering the premium and mid-range markets across all locations. Highlights include the 'Narasiri' brand single houses with 3 new projects covering areas around Bangkok, such as Narasiri Bangna Km. 10, priced from 60-150 million baht, located in SANSIRI 10 EAST, a new luxury community in Bangna (pre-sale in March). Next is 'DEMI,' a new luxury residence concept following the success of the first project, DEMI Sathorn 49, reinforcing its position as a leader in the Thai luxury real estate market with DEMI Rama 9 - Meng Chai, priced from 27.9 million baht (pre-sale in Q2), and the return of the 'Burasiri' brand after a long wait, with Burasiri Jatujak priced at 13.5-25 million baht (pre-sale in Q3), located in a 184-rai community. Additionally, the first launch of 'Sathasiri' in Koh Kaew (Phuket) priced at 12-20 million baht (pre-sale in Q3).

For condominiums, plans are set to launch 15 projects worth 20.4 billion baht, accelerating the expansion of urban condominiums and strategic locations. The new project currently attracting significant interest is PTY Residence Sai 1, a unique project on Pattaya Sai 1 (Only Step to the Beach*), valued at 3 billion baht, with prices starting at 6.99 million baht. Additionally, the first launch of a new condominium in the 'Nang Linchi' area, a hidden gem in the city, valued at 3.1 billion baht. Another highly anticipated project is the condominium in the heart of Sukhumvit, 'Via Sukhumvit 34,' valued at 1.3 billion baht, and the latest HAUS brand condominium project in T77, valued at 2.8 billion baht, which will further strengthen Sansiri's portfolio to meet diverse needs and price levels.

Five Key Strategies from Sansiri

Mr. Phumipak Julmaneechoat, Chief Strategy Officer of Sansiri Public Company Limited, stated that we see various market sentiments raising questions about interest rates and consumer purchasing power. For Sansiri, we invite you to consider other factors that support the Dynamic Growth plan this year, such as the transfer of second-hand homes, rental releases, the increasing number of tourists, and the rise in direct foreign investment, which leads to more people seeking housing. We find that people are still researching home purchases (homes remain a basic necessity) and the expansion of various electric train lines and the 20 baht electric train fare.

In 2025, Sansiri emphasizes 5 key drivers to drive the organization:

1.Expand residential development in the luxury and premium product segments in new high-potential locations, such as Bangna, Borommaratchachonnani, and Maha Chai Bridge, which have continuous demand and are not sensitive to market conditions. New projects are set to launch, including Narasiri Bangna Km. 10, Narasiri Victore, Bangkok Kritha, Narasiri Borommaratchachonnani, and DEMI Rama 9 - Meng Chai, which builds on the success in the area after the immediate sell-out of Bukan Rama 9 - Meng Chai on the first day of booking.

2.Accelerate the launch of new condominiums in Bangkok to increase backlog supporting long-term revenue generation. Currently, Sansiri has only XT Phaya Thai and Nia by Sansiri ready for transfer, which are expected to sell out this year. There are also a few projects that will soon be completed and ready for transfer in the future, such as Flow by Sansiri, which is ready for transfer by the end of this year. Therefore, we plan to launch new condominiums to strengthen Sansiri's portfolio this year, including The Base Ratchada 19, The Base Urban Rama 9, Via Sukhumvit 34, and the first launch of a new condominium in the Nang Linchi area.

3.Continue to focus on Strategic Locations, expanding project development in key tourist destinations, such as Phuket, Pattaya, and Khon Kaen, to seize opportunities from increasing market demand. This year, the highlight will be Phuket, with a 5-year strategy (2025-2029) to launch 27 new projects worth a total of 25 billion baht, addressing all customer segments across all products, including condominiums, single houses, and townhomes. New projects set to launch this year include The Base Cherng Talay and Sathasiri Koh Kaew Retreat.

4.Expand investment opportunities with new business partners for joint project development. This year, there will be 7 new joint venture projects worth 19.5 billion baht. We have formed a new partnership with Mitsui Fudosan Asia Development (Thailand) Co., Ltd. for the Burasiri Jatujak and Narasiri Bangna Km. 10 projects, one of the key brands in Sansiri 10 East, a luxury community of over 165 rai. Mitsui Fudosan Asia Development (Thailand) Co., Ltd. is the latest new partner, adding to our existing partners, which include BTS Group, Tokyu Corporation, and Exspring Capital.

5.Sansiri remains committed to advancing its green mission, which is another key strategy integrated into all processes. This year, we continue to develop Green Living Design in new products (luxury and premium segments) with a goal of reducing energy consumption by up to 50% from last year, achieving 40%. Next is pushing for collaboration within the ecosystem, aiming for R&D with 3 partners to jointly develop green products, and preparing to unveil Sustainable Home Prototype 1, a significant milestone in the real estate industry from Sansiri, which will be showcased soon.

In addition to business operations, our social responsibilities are taken seriously by Sansiri, without being limited to business-related issues. As a leading real estate company in the country, we support equality and assist vulnerable groups through various projects, including Live Equally, which continues to push for equal marriage rights. This year, we will seek collaboration from our business partners to promote DE&I (Diversity, Equality, and Inclusion), Zero Dropout for the third year, and Sansiri Academy, which continues for the 19th year as one of the few academies still open for children to join without charge for a long time. No One Left Behind continues to provide support for vulnerable groups as appropriate, and recently with Future Harvest, a collaborative model with the Specialty Coffee Business Association and communities to support coffee cultivation in Chiang Mai to replace sugarcane planting, addressing the issue of burning sugarcane fields and reducing PM 2.5 dust in the long term.
