Maison Development Set to Launch Luxury Homes 'Grand Morgen Phrannok - Sai 2' Valued at Over 1 Billion Baht Targeting High-End Customers in Thonburi
Maison Development Co., Ltd. announced that following the Monetary Policy Committee's decision to lower the policy interest rate by 0.25% per annum, there is an expectation for a boost in the real estate sector, leading banks to ease lending criteria. This aims to drive sales by the end of the year, making it easier for consumers to acquire homes. The company is preparing to launch luxury homes ‘Grand Morgen Phrannok - Sai 2’ with a project value of 1 billion baht, targeting high-end customers in the Thonburi area. They are confident that the prices are competitive while maintaining quality comparable to major competitors, with pre-sales scheduled for November 23-24, 2024, and sales expected to close within two years.

Ms. Jitwadee Ananpanasook, Chief Operating Officer of Maison Development Co., Ltd., revealed that following the Monetary Policy Committee meeting on October 16, 2024, which voted 5 to 2 to reduce the policy interest rate from 2.50% to 2.25%, this is a factor that can stimulate the real estate business to some extent. Banks are also expected to adjust their targets, having previously been strict with lending, making it easier for loan applicants. This trend has been noticeable since the third quarter of 2024, with banks beginning to relax interest rates and lending for high-end homes, which will positively impact upper-tier customers, making it easier for them to decide to purchase homes as they tend to be more meticulous about financial costs before taking out loans.

To build on the success of the 'Morgen Bangkhuntian-Rama 2' project, the company is set to launch the 'Grand Morgen Phrannok - Sai 2' project to cater to the upper market in the Thonburi area. The project is located in the Salathamsap area of Taling Chan district, just 1 kilometer from The Paseo Park, covering a total area of 28-0-97.0 rai, developed in the form of two-story single houses with land sizes ranging from 100-200 square wah and usable areas of 320 – 390 square meters, with starting prices from 14-18 million baht for 64 units available in two designs.
1. Mylène House Type (8 units) with 4 bedrooms, 5 bathrooms, 4 parking spaces, 2 living rooms, and 1 maid's room.

2. Léonie House Type (56 units) with 5 bedrooms, 6 bathrooms, 4 parking spaces, 2 living rooms, and 1 maid's room.

Additionally, the project will be equipped with various amenities such as a public park, clubhouse, saltwater swimming pool, fitness center, LPR access system, automatic license plate recognition, CCTV, and 24-hour security, with a project value of 1 billion baht. Pre-sales will open on November 23-24, 2024, and interested parties can register for a 1 million baht discount.*www.maison.co.th/projects/grandmorgenphrannoksai2/

The project is expected to receive a positive response from customers.
“The reason we are developing a project in the Phutthamonthon Sai 2 area is that it is considered a location with potential, situated between Borommaratchachonnani Road and Phrannok-Phutthamonthon Sai 4, allowing for connections to various roads. It is also close to community malls like Paseo Kanjanapisek, the Southern Thai Association, Thonburi Market, Thonburi Hospital, Kasemrad Hospital, shopping malls, and many renowned schools. Additionally, surveys show that most housing projects in the Phutthamonthon Sai 2 area have selling prices of no less than 25 million baht,” Ms. Jitwadee stated.
Meanwhile, the 'Grand Morgen Phrannok - Sai 2' project has starting prices of only 14-18 million baht, which is generally found in the Phutthamonthon Sai 3 area, where competition is very high. It has been noted that in early November, several major developers will launch 3-4 projects simultaneously. However, our project is the only one launching in the Phutthamonthon Sai 2 area. The land prices in this area have been continuously rising, especially along Phrannok-Phutthamonthon Sai 4, where prices range from 40,000-50,000 baht per square wah. The design, functionality, and construction materials of our homes are on par with those of major developers, so we are confident of receiving a positive response from customers and expect to close sales within a maximum of 2 years.
