Cloud 11 by MQDC Secures Financial Support from Bangkok Bank to Launch Asia's Largest Creator Hub in 2025
Cloud 11 by MQDC (Magnolia Quality Development Corporation Limited), a leading real estate development company, has received approval for long-term project financing to develop the project, which is set to be completed and opened in 2025.

Cloud 11 will serve as a hub for content businesses and entrepreneurs in the new creative economy, providing opportunities for the younger generation to access and engage in art and creative work. We have partnered with both local and international collaborators to develop a creative ecosystem, including world-class studio spaces, a digital art museum, exhibition halls for concerts and esports, as well as schools to develop creative skills. Our aim is to make Cloud 11 a comprehensive infrastructure for the new regional creative industry. Currently, 70% of the project has been completed and is expected to finish in the fourth quarter of 2025. At the same time, we are advancing the project to enhance its completeness, promoting the ecosystem of the creator hub to fully meet the needs of content creators in Thailand and establishing Cloud 11 as the largest center for creativity and innovation in Asia."

Cloud 11 is a mixed-use development project located on 27 rai of land along Sukhumvit Road, near the BTS Punnawithi - Udomsuk stations, with over 254,000 square meters of usable space. It is designed by the world-renowned design studio Snøhetta from Norway and leading Thai architecture firm A49, catering to the needs of businesses and customers who appreciate creativity.
The project includes Creator Village, an A+ grade office space for businesses and creators, equipped with shared studio spaces, a Creative Retail zone, or a new concept shopping center of over 71,000 square meters with more than 250 shops, supporting creator-owned businesses and showcasing creative works. Notable tenants include theCOMMONS Cloud 11 and new international brands catering to the lifestyle of the creative community. Additionally, the Academy will focus on skill development and nurturing creators, featuring schools and institutions from both Thailand and abroad, such as a Performing Arts School and a Scriptwriting Academy.
Cloud 11 Hall will host world-class events, supporting concerts and performances by emerging artists, as well as esports competitions. The Cloud 11 Park will be the largest rooftop garden in Bangkok, providing a new green space for the South Sukhumvit community and serving as a venue for performances and art by the younger generation.
The project also includes the 5-star Sangsan Bangkok, a Tribute Portfolio Hotel, a lifestyle hotel under Marriott International, catering to business travelers, artists, and tourists interested in the creative industry with 252 rooms. This will be the first Tribute Portfolio brand launch in Thailand, along with the futuristic YOTEL Bangkok, which utilizes advanced technology and innovation to offer a new lodging experience for creators and the younger generation visiting Thailand, featuring 250 rooms and being the first of its kind in the country.
Cloud 11 is a key project in the Innovation Clusters development plan in the South Sukhumvit area, which spans the Sukhumvit Road from On Nut to Punnawithi, Udomsuk, and Bang Na. The Cloud 11 project has received four major design awards from global architecture competitions, including the Mixed-use Concept and Commercial Concept awards at the 14th Rethinking The Future Awards and the Platinum Winner in the Mixed-use Property Development category at the Outstanding Property Award London (OPAL) 2022.
Currently, the construction of Cloud 11 is over 70% complete, managed by Thai Obayashi Corporation, and is set to open in 2025.
