Muang Thai Life Assurance Hosts Grand Event to Launch 66 Tower, Premium Office Building in Sukhumvit, Featuring a Prime Location and Easy Access to the CBD, Catering to Modern Office Needs
Muang Thai Life Assurance has organized a grand event to unveil “66 Tower” The Living Workplace Solution, a 28-story premium office building located in Sukhumvit. Built under the concept of “Human Centric Living Workplace,” this building emphasizes user-centered design, boasting a prime location with easy connectivity to the CBD, perfectly catering to the needs of modern offices.

Mr. Sara Lamsam, CEO of Muang Thai Life Assurance Public Company Limited (MTL), revealed that the “66 Tower” The Living Workplace Solution is a Grade A office rental project located on Sukhumvit Road, near Sukhumvit Soi 66. Under the concept of Human Centric Living Workplace, the design focuses on the users of the building. Spanning an area of 4-2-32 rai, the 28-story building offers approximately 30,000 square meters of rental space and has been fully operational since October 2021. CBRE (Thailand) Co., Ltd. serves as the leasing agent for the main office spaces of the project, which currently has an occupancy rate of 60%.

The 66 Tower features various highlights, including modern architectural design combined with sustainability to meet tenants' space usage needs. The project utilizes environmentally friendly materials and incorporates green spaces. Its location on Sukhumvit Road, near Sukhumvit Soi 66, offers easy access to the Central Business District (CBD) and industrial business zones, as well as special economic zones in the Eastern Economic Corridor (EEC). It is also conveniently connected to public transport systems, including a direct bridge to the BTS Udom Suk station, bus routes, and close proximity to expressway entrances for three lines (Chaloem Maha Nakhon Expressway, Chalerm Ratch Expressway, and Burapha Withi Expressway), allowing quick access to Suvarnabhumi Airport.
The project emphasizes convenience to ensure smooth business operations for tenants, featuring a Column Free Design for open rental spaces without central columns, maximizing usable space efficiency to nearly 100% to accommodate changing usage patterns and support business growth. The building offers more amenities compared to typical office buildings, such as the number of restrooms and elevators, to provide tenants with convenience and reduce congestion in common areas. The project includes Co-Working Space and meeting rooms for tenant convenience. Additionally, advanced technology and innovations focusing on safety, energy management, and indoor air quality control systems, including PM 2.5 dust filtration and UVGI (Ultraviolet Germicidal Irradiation) for air conditioning, are implemented, meeting the same standards used in leading hospitals and airports.
Furthermore, 66 Tower has received high recognition in the real estate industry, evidenced by various awards received continuously since the project's inception, including the “Award Winner Office Development Thailand” and “Best Office Architecture Thailand” from the Asia Pacific Property Awards, reflecting excellence in office building development and design. In 2019-2020, it received international certification as a green building with the “LEED Green Building Certification with Gold standard”, confirming its commitment to sustainability and environmental conservation. In 2021, it won the “BSA Building Safety Awards 2022” Gold level from the Building Safety Inspectors Association for outstanding safety in buildings. In 2022, it received the “WiredScore” Gold level certification, being the first in Thailand to confirm excellence in global digital connectivity, measured by connectivity capability, infrastructure, readiness, and innovation, awarded in 2023.
“We understand the changing behaviors of office space users post-COVID-19, in terms of adapting to hybrid workplace models and integrating various technologies into work processes. We are finding ways to apply building management systems for maximum efficiency, while also adjusting service conditions to be more flexible to meet tenant demands. Therefore, 66 Tower is an attractive option, located in a prime area that is easily accessible both within and outside the city, suitable for all business sizes, from startups to large enterprises seeking quality office space with thoughtful design focused on user experience,” Mr. Sara stated.

Ms. Rungrat Veerapakarn, Managing Director of CBRE Thailand, stated, “The office market in Bangkok has begun to pick up in the past year, and in the next three years, there will be an increase of over 830,836 square meters of office rental space in the market, presenting an opportunity for tenants to choose offices that meet their needs. This will also give tenants a significant advantage in negotiating favorable lease terms. However, modern office buildings that meet international standards account for as much as 94% of new office buildings that are set to emerge, aiming to develop into commercial real estate projects that prioritize sustainable environmental practices and focus on the well-being of office tenants and building users. This will stimulate older office buildings over 25 years old, which make up more than 60%. If well-maintained older buildings undergo renovations to meet international standards, they can retain some tenants. We have also observed an increase in demand for office space leasing towards the end of last year, and we expect this trend to continue into this year.”
“In terms of trends to watch in the modern office market, there is an emphasis on innovations that enhance quality of life and employee productivity, as well as sustainability in environmental practices and the integration of advanced technology. We will see both Thai and foreign companies adhering to ESG (Environment, Social, and Governance) principles and sustainability requirements more. There is a growing trend to promote business operations for sustainable organizational development or ESG by choosing office buildings that have received international certification. The 66 Tower project is designed according to Grade A office building standards, not only receiving international certification as a green building that is environmentally friendly or LEED Gold level but also receiving WiredScore Gold level certification, which is another important characteristic of office buildings.”
