Perfect Launches New Business District 'Market Avenue Chaengwattana–Ratchaphruek'
Property Perfect has launched a new project, 'Market Avenue Chaengwattana–Ratchaphruek', located on Thai Chamber of Commerce Road, situated between two major business areas: Chaengwattana Road and Ratchaphruek Road. This initiative aims to develop a new business district that will serve a community of over 40,000 families and an international school.
Mr. Wongsakorn Prasithwiphat, Managing Director of Property Perfect Public Company Limited, revealed that the company recognizes the growth potential of the Chaengwattana–Ratchaphruek area. Thus, they have continuously developed projects in this location, particularly on Thai Chamber of Commerce Road, which connects Chaiyaphruk Road and Highway 345, leading directly into the city via Rama IV Bridge to Chaengwattana Road. Currently, this road has become a prime residential community, encompassing over 40,000 families with high purchasing power in both middle and upper segments.

Given the area's potential, the company has established a new business district named 'Market Avenue Chaengwattana–Ratchaphruek', which consists of commercial buildings with residential spaces covering 27 rai on Thai Chamber of Commerce Road. The goal is to create a prominent shopping area in the Chaengwattana–Ratchaphruek location, strategically positioned between two key business districts: Chaengwattana, the business hub of upper Bangkok, and Ratchaphruek, which has become increasingly vibrant following the opening of large shopping centers like Robinson and Lotus North Ratchaphruek. Additionally, the area offers convenient transportation, making it suitable for a commercial district that can generate business investment opportunities. Furthermore, Thai Chamber of Commerce Road is home to the new Nakhon Pathom Preparatory School and the SISB International School, set to open this August, further increasing the influx of residents and workers, resulting in a continuous flow of people throughout the day.
The 'Market Avenue Chaengwattana–Ratchaphruek' project features 3.5-story commercial buildings with residential spaces, each with a standard land size of 21.5 square wah and usable area of 160 square meters. The design is inspired by the business districts of London, England. The project will also include a landmark modeled after London's Big Ben clock tower to enhance its appeal and interest for passersby, along with landscaped gardens styled in English fashion, making this area both a shopping destination and a unique meeting place in the Chaengwattana–Ratchaphruek locale.
The announcement of the new Nonthaburi master plan, effective from March 1, 2023, has made it increasingly challenging to develop commercial buildings, leading to higher costs due to regulations requiring project roads to be wider than 12 meters. Consequently, most areas in Nonthaburi cannot support commercial building projects, while Thai Chamber of Commerce Road is 30 meters wide. Thus, the Market Avenue Chaengwattana–Ratchaphruek project stands out with the potential for future value appreciation.
Moreover, 'Market Avenue Chaengwattana–Ratchaphruek' will hold its first project booking event, VIP Exclusive Day, on March 18-19, with starting prices from 7 million baht. The event will feature a vibrant London-themed atmosphere and entertainment from the Paper Planes band.
