Frasers Property Industrial (Thailand), or "FPIT", a leader in modern industrial real estate development in ASEAN under Frasers Property (Thailand) Public Company Limited (FPT), reaffirms its position as the number one developer of industrial real estate by delivering a 73,000 sqm Built-to-Suit warehouse, equivalent to 12 football fields, to a logistics and e-commerce service provider in Thailand. This facility is the largest and most modern sorting center in ASEAN, featuring advanced automated sorting systems, located in the strategic logistics area of Wang Noi, Phra Nakhon Si Ayutthaya, enhancing the speed and efficiency of product distribution to consumers across the country 24 hours a day. FPIT is confident that in 2023, it will continue to deliver additional buildings to clients, with a substantial land bank prepared to meet the needs of various industrial tenants.
Mr. Sopon Racharaksa, CEO of Frasers Property Industrial (Thailand) Co., Ltd., stated that the company has delivered a 73,000 sqm Built-to-Suit warehouse on a 74-rai site in the Frasers Property Logistics Park (Wang Noi 2) project in Phra Nakhon Si Ayutthaya to a logistics and e-commerce platform service provider in Thailand. This facility is recognized as the largest and most modern sorting center in Southeast Asia, strategically located to facilitate the sorting and distribution of goods efficiently and swiftly.
“A key factor in the competitiveness of the e-commerce industry is the efficiency of customer service, particularly in terms of speed and accuracy of product delivery. Therefore, we have leveraged our experience and professional team to design and develop this modern warehouse in accordance with international standards and customer requirements, while accommodating automated warehouse management systems. This modern approach enhances logistics capabilities and speed, ensuring maximum customer satisfaction and supporting the growth of Thailand's e-commerce business, which is expected to reach a market value of over 600 billion baht this year,” Mr. Sopon said.
The sorting center is equivalent in size to 12 football fields and features a variety of multifunctional building designs, including 260 loading and unloading doors on all four sides (Double Cross-Docking), allowing simultaneous receipt and dispatch of goods, which supports rapid sorting and distribution of large quantities of products. The building's quality flooring can support weights of up to 3 tons per square meter and is designed for the installation of an automated sorting system throughout the facility, enabling continuous operation 24 hours a day. The office space and amenities within the building can accommodate over 1,000 employees daily. The building is designed with sustainability in mind, incorporating environmentally friendly development practices and enhancing the quality of life for users and the surrounding community, while helping tenants save on energy and other resource management costs.
Mr. Sopon further noted that the overall Thai economy in 2023 shows signs of continuous recovery, driven by inbound investment and tourism, private sector business expansions, and nationwide infrastructure growth. These factors contribute positively to the demand for additional factory and warehouse space, particularly in the e-commerce sector, which continues to grow as consumers increasingly spend through e-commerce platforms. FPIT, as the leading developer of industrial real estate, manages over 3.4 million square meters and aims to deliver over 150,000 sqm of space to clients this year, with a substantial land bank strategically located across all regions of Thailand, ready to support the business expansion of various industrial tenants.
