Home and Condo Expo: Developers Unite to Keep Home Prices Steady Amid Rising Interest Rates, Confidently Reviving Demand in the Year-End Surge
The Thai Condominium Association, the Thai Real Estate Association, and the Housing Business Association have joined forces with over 200 developers to maintain prices for more than 1,000 real estate projects, countering the rising trend of interest rates and inflation. This initiative aims to provide hope for those wishing to own a home, allowing them to shop with peace of mind at the 42nd Home and Condo Expo at the Queen Sirikit National Convention Center from October 27-30, 2022.

Mr. Chai Rat Thampeer, Chairman of the 42nd Home and Condo Expo, revealed that “This event marks a return to normalcy, with strong collaboration from developers, financial institutions, and agencies, as well as over 200 brands in real estate and construction. Importantly, this remains the largest housing exhibition in the country, featuring over 1,000 projects across all types, price ranges, and locations. Furthermore, this event represents a collective effort by developers to stabilize prices against the current upward trend of interest rates and inflation, providing a golden opportunity for prospective homeowners to select their dream homes at favorable prices before adjustments take effect early next year.”
“The projects showcased at this event include 32.8% condominiums, 19.7% single-family homes, 16.4% townhouses, and others. The organizing committee anticipates nearly 100,000 attendees over the four-day event, with total bookings and sales during and after the event exceeding 50 billion baht,” he added.

Mr. Chai Rat discussed the factors contributing to the success of this event, stating, “The real estate market in 2022 shows signs of recovery from the COVID-19 period, with increased sales of condominiums priced under 2 million baht compared to last year, a rise in property transfers in Bangkok and surrounding areas, and a growing number of new projects from developers expected to expand in the second half of the year as the inventory of unsold projects continues to decrease. Additionally, the volume of approved loans from various financial institutions in the first half of the year has also increased, indicating a continuous expansion of demand for both horizontal and vertical housing, particularly in the lower and mid-price segments. Moreover, this Home and Condo Expo coincides with the easing of LTV measures allowing 100% loans for both new and second-hand homes, which the Bank of Thailand has set to expire at the end of this year, along with the extension of reduced transfer and mortgage fees until the end of 2022. Furthermore, early next year, the Treasury Department will enforce a new round of land appraisal prices, with an average increase of 8% nationwide.”
