Prospect REIT Management Co., Ltd.  <\/span><\/strong>, the manager of the Property Lease Investment Trust <\/strong><\/span>PROSPECT REIT<\/strong> <\/span><\/strong>reported Q4/2021 results with total revenue of 110.34 million baht, a growth of 6.10% compared to the same period last year, and a net profit of 294.98 million baht, up 4.54% due to investments in quality assets that provide continuous returns, with an average occupancy rate of 94%. Recently, a dividend of 0.2600 baht per trust unit was announced, along with plans to continue investing in quality new assets to increase the value of the portfolio to 10 billion baht within 3 years.<\/strong><\/span><\/p>

            <\/strong><\/span>Ms. Oranong Chaitong, CEO of Prospect REIT Management Co., Ltd.<\/strong><\/span> as the manager of the Prospect Logistics and Industrial Property Lease Investment Trust <\/strong>or <\/strong>PROSPECT REIT<\/span>, stated that the ongoing challenges from the COVID-19 pandemic have impacted the overall economy of the country. However, at the same time, sectors related to daily life, such as food, paper packaging, transportation, technology-online, and e-commerce, have continued to grow. Operators with rental spaces that meet the needs of investors interested in renting factories and warehouses will be able to grow their rental spaces accordingly. The projects that PROSPECT REIT invests in have more than 35% of tenants in these sectors, allowing PROSPECT REIT to achieve growth while providing consistent returns. This resulted in Q4/2021 performance with total revenue of 110.34 million baht, a growth of 6.10% compared to the same period last year, with total revenue for the fiscal year (ending December 31, 2021) at 443.20 million baht and a net profit of 294.98 million baht in Q4/2021, with an occupancy rate of 94%, in line with the annual operational plan.<\/span><\/p>

            <\/em><\/span>“Overall, PROSPECT REIT's performance last year was good according to the planned strategy, with many customers expressing interest in renting spaces, especially in the Free Zone, which is a highlight of the Bangkok Free Trade Zone (BFTZ). Even amidst the ongoing COVID-19 pandemic affecting economic activities across all sectors, PROSPECT REIT was hardly impacted and even benefited from the situation. Tenants in logistics, food, and medical equipment sectors have seen business expansion that aligns with the changing circumstances.”<\/em><\/span><\/p>

            The trust manager has been closely monitoring the COVID-19 pandemic situation. In 2022, if vaccination is widespread and the Omicron variant and other strains do not pose severe threats, it will lead to the reopening of the country. The recovery of the Thai economy is expected to continue, which should positively impact the performance of PROSPECT REIT in terms of occupancy rates and rental prices, as foreign investors who have delayed investments and faced travel obstacles in the past will return.<\/p>

            Ms. Oranong stated: Given the continuous good performance and adherence to the annual operational plan, the board has approved the payment of benefits from the Q4/2021 operational results to trust unit holders at a rate of 0.2600 baht per unit. The register will be closed to determine the list of trust unit holders entitled to receive benefits (Book Closing Date) on March 4, 2022, with the XD mark on March 2, 2022, and the payment of benefits scheduled for March 15, 2022.<\/p>

            “For the second year of operations, the trust manager will continue to explore the feasibility of further investments in new assets, aiming to increase asset value to 10 billion baht within 3 years.
