The luxury single house market continues to grow. Enrich is set to open bookings for a new home series, the “The MARQ Exquisite”, a modern luxury three-story single house located in the Ratchaphruek-Charansanitwong area. Following the successful sales of the first phase, which achieved 100% sales, the project emphasizes outstanding design in space and function that caters to the lifestyles of all ages, providing high privacy along with robust security systems and incorporating the ‘KonMari’ home organization philosophy through world-class consulting representatives.

Ms. Supicha Natsuwannapol, Director of Business Management at Enrich Group, stated that the development of The MARQ Exquisite project in the second quarter of 2020, which achieved 100% sales early this year, clearly demonstrates that the luxury single house market remains active. The high purchasing power group is ready to spend and is looking for products that meet modern living needs, emphasizing personal space while still allowing for interaction with family and nature. The company is confident that there is still purchasing power waiting in the market, thus preparing to develop the second phase of the project with a new series of house designs, totaling 23 units, available for booking from October 24-31.

The development of The MARQ Exquisite Ratchaphruek-Charansanitwong in the second phase continues to be a collaboration between Enrich Group and Saibu Gas Holdings Co., Ltd. from Japan, establishing a joint venture, SG Enrich Co., Ltd., aimed at developing high-potential luxury horizontal residential projects.

The new house series features a distinctive, elegant design in Modern Luxury style, comprising three stories with four bedrooms and five bathrooms, on plots starting from 100 square wah and usable space of 540 square meters, complete with an elevator and a large parking area accommodating up to six cars, starting at 34.9 million baht. CBRE (Thailand) Co., Ltd. serves as the sales representative.

The architectural design and concept of the new house series elevate modern living standards, responding to consumer behaviors that increasingly favor living in residential spaces. There is a demand for areas that fully reflect individuality. Therefore, the new house design includes a larger multifunctional area on the first floor to accommodate the diverse lifestyles of family members of all ages, which can be adapted for use as a studio office, hobby workshop, or guest room without disturbing the private spaces of other family members.

Additionally, there is a focus on increasing large green spaces within the property to integrate nature into daily life, allowing customization of additional areas according to personal preferences. This design is particularly special for the new house series, which also enhances architectural playfulness on the exterior by incorporating privacy-enhancing screens for the second-floor living room.

The new house series is designed in a C-shape, creating an internal courtyard that allows for more natural light and external views. The courtyard is elevated to the second floor, connecting all rooms within the house to enjoy natural views while enhancing the privacy of the main living space, which includes the living room, dining area, and kitchen—spaces where family members can spend time together. Furthermore, the two master bedrooms on the third floor can enjoy views of the courtyard garden.

The kitchen area is designed to separate the Thai kitchen and pantry, accommodating the new lifestyle trend where people prefer to cook and dine at home. The design functionality of this floor can also be arranged as a bedroom for elderly residents or guests. Each house is equipped with an internal elevator for convenience, facilitating easy access between different age groups living together.

What makes this project unique is the design of spaces that allow for organized storage of items, making them easy to access and use, following the philosophy of world-renowned Japanese home organizer “Marie Kondo,” through master-level consulting representatives. This ensures that every area is utilized appropriately and orderly, as if someone has organized the home for each special client. Buyers of the new house series will also receive a home organization course from a master-level KonMari consultant.

The modern home standards set by Enrich also elevate living quality and safety, reducing contact with various items by using voice-controlled home appliances or smartphone applications, and installing the Nasket system for 24-hour smart display product ordering and smart mailboxes that cater to online shopping needs safely without having to receive items personally. Additionally, Enrich pays attention to maintaining clean air circulation within homes, utilizing advanced technology with ERV air filtration systems to control air cleanliness, reduce PM 2.5, and the NanoeX system from Panasonic, which disinfects viruses, traps bacteria, and eliminates unpleasant odors.

The project executives further stated, “Enrich conducts detailed studies on the behaviors of modern consumers, deeply understanding the various needs of the luxury single house market, leading to the development approach of Guiding You to Practical Living, establishing a new home design standard that reflects attention to detail, space utilization, and functionality for every family member, along with home automation systems and standard IT systems for safety and convenience in daily life.”

Regarding sales and marketing perspectives, Ms. Aliwasa Patthanathabutr, Managing Director of CBRE (Thailand) Co., Ltd., stated as the sales representative for the project that Enrich's decision to launch the second phase of luxury single houses at this time, despite the challenging period for operators and the market, is crucial. Understanding the deep needs of the target customer group is essential for product development. CBRE has collaborated with Enrich to study insights into the luxury single house market, and the success of closing the first phase project meeting its targets reinforces that Enrich's project meets customer needs effectively.

“The standout difference of The MARQ Exquisite project that customers will experience from the moment they step in is the true feeling of home, with designs that connect everyone through shared living spaces, creating warmth in the family while also providing complete privacy when it’s time for everyone to engage in their own activities. This is a smart design that deeply addresses customer needs, and this is one of the key reasons we can achieve rapid sales,” Ms. Aliwasa concluded.
