Supalai Confident After Easing Lockdown, Real Estate Market Recovers in Q4/2021, Preparing to Launch 15 New Projects
Mr. Traitecha Tangmattatham, Managing Director of Supalai Public Company Limited, stated that after the lockdown was eased, signs of recovery in the real estate market have become more evident, especially for ready-to-move-in houses and condominiums, where there is still real demand from customers. Although some customers still lack confidence and are delaying purchases to observe the economic situation further, it may take some time for them to ease their concerns. However, he believes that from now on, if the government can effectively control the spread of COVID-19,
and gradually ease restrictions to allow various economic activities to resume, including the opening of Bangkok's sandbox, which the government must implement cautiously to prevent an increase in infections, this will help drive foreign customers to return to purchase or complete pending transactions. All these factors are crucial for the real estate market's positive outlook.
Regarding the measures to reduce transfer and mortgage fees, which have been rumored to be expanded to cover houses and condominiums priced at 5 million baht, personally, I agree if this measure is implemented, as houses priced below 3 million baht account for only 25% of the market.
If it extends to the 5 million baht category, it could significantly assist middle-class customers looking to buy homes priced between 1-5 million baht, which represents over 60% of the overall market, enabling them to own their homes and further stimulate the real estate market.

Despite the ongoing COVID-19 pandemic, the company still has a customer base seeking housing, making continuous decisions to purchase and transfer ownership in both horizontal and condominium projects. This is partly due to attractive promotional offers and low-interest rates.
The sales figures for the first nine months of 2021 reached 17,553 million baht, and the company continues to deliver completed condominium projects as planned, with 4 projects: Supalai Riva Grand, Supalai Premier Charoenkrung, Supalai Veranda Phasi Charoen Station, and Supalai Oriental Sukhumvit 39, which have seen continuous ownership transfers since 2020, receiving positive signals from customers who have scheduled to inspect their units on time.
In Q4 2021, the company is set to launch 15 new projects, consisting of 11 horizontal projects and 4 condominiums, to achieve its goal of launching 31 new projects for the entire year with a total value of over 34,000 million baht, and is preparing a budget of around 8,000 million baht for land purchases as originally planned.

Continuing to penetrate the condominium market, launching “Supalai Riva Grand,” a resort-style condominium, ready for occupancy, starting at 4.59 million baht.
“Supalai Riva Grand” has a project value of 6,800 million baht and is another project that Supalai is proud of because it is a completed condominium project ready for occupancy in a rare location at a great price. The project is situated on an 11-rai plot with 3 residential buildings, including Building A with 37 floors and Buildings B and C with 36 floors (including the rooftop), comprising 706 units and 14 retail units, offering 1-3 bedroom units and 4-bedroom penthouses ranging from 53.5 to 433 square meters, with a starting price of 4.59 million baht.
