Amid the once-bustling streets of Thailand, now quiet due to the COVID-19 pandemic, CBRE, a leading global real estate consulting firm, has announced the launch of Host, a mobile building management application that enables employees, employers, building owners, and tenants to stay connected safely in the workplace.

Mr. Wirul Sointh, Head of Building Management in Bangkok at CBRE Thailand, stated, "Host is an easy-to-use building management app developed by CBRE itself, aimed at elevating building management standards by connecting all stakeholders on a single platform, utilizing artificial intelligence (AI) to create a smart experience."

In the past, updates regarding building management and promotions from shops within office buildings reached only a select group of employees through traditional communication methods, such as emails from building owners. Most tenants often missed out on the latest information as it occurred. Similarly, building management never received direct communication from building users (tenants and temporary visitors) about their likes, dislikes, and needs. The introduction of a mobile app like Host allows building management to proactively strategize development and improvements that align with user needs, while also achieving building owners' goals of increasing tenant engagement. The app can be customized to meet the specific needs of each building, according to Mr. Wirul.

Host serves as a two-way communication channel between building owners and tenants to provide the latest updates about the building. This building management app also enables users to order, pay for, and receive food and beverages from all shops within the building without waiting in line, and helps manage reservations for shared facilities such as co-working spaces or gyms. Additionally, planning events in the building, whether online or in-person, can be managed through this mobile app.

Moreover, Host connects with the building's operating system, allowing users to access the office or building using only their mobile phones. This promotes a contactless system and social distancing, reducing the need for key cards or keys. Host is the first building management app from CBRE launched in Thailand at the Interchange 21, a Grade A office building located at Asoke Junction, in January 2021, and is available in both Thai and English.

The most significant change brought by having a building management app like Host is the reduction of all the challenging issues in past building management, allowing all building users to connect and interact through the same management program. This will transform traditional building management in office buildings into a responsive service that meets user demands promptly, maximizing the use of shared spaces, especially in terms of workplace safety and comfort with real-time data. In the long term, for building owners, Host will help reduce tenant turnover by maximizing tenant satisfaction. According to CBRE statistics on Host users in the Asia-Pacific region, over 97% of current users are satisfied with this building management application, as they increasingly return to utilize various functions within the app.

"The core of CBRE's building management is to maintain world-class standards, focusing on good hygiene, safety, and security. However, recent events have made it clear that direct communication with building users that is quick and efficient has become more important than contacting tenant representatives as it was in the past. Just like other aspects of the real estate market, delivering the best performance in building management comes from developing services alongside technological advancements, social responsibility, environmental considerations, and user satisfaction," Mr. Wirul concluded.
