Let's explore how Digital Assets can be applied in real estate. First, let's understand the basics or types of Tokens.
4 Types of Tokens
- Currency Token: Transfers value through blockchain, which are Tokens designed for quick value transfer, such as Bitcoin and USDT.
- Utility Token: Tokens with a blockchain database and smart contracts for auto-execution, used within systems or platforms, which already exist in Thailand.
- Asset Token: This involves backing real assets with coins, similar to how Sansiri backs properties with coins.
- Security Token: Similar to Asset Tokens, these involve backing financial securities that can be traded or sold, essentially converting financial securities into coin form.

Thailand has begun to adopt this in the real estate sector, with initiatives like crypto currency such as Ananda Origin. Additionally, Asset Wise is also embracing this. Imagine if foreign investors wanted to purchase real estate in Thailand, such as buying a condominium, it would become much easier with Bitcoin USDT.

Next is the case of Sansiri, which has launched an IPO and has its own coins. This is akin to REIT or REAL ESTATE INVESTMENT TRUST. Upon examining the details, it involves taking Real Estate or assets, such as the Siri Campus, and converting them into coins. The process involves placing these assets into a TRUST managed by someone, using a system to track activity, making it similar to how REITs operate, just changing from holding funds to holding coins instead.

Advantages of Tokenization include:
First, Cost Effective: Reduces costs, such as transfer fees.
Second, Divisionable: Allows purchasing in fractions.
Third, Convenience: Easy access for everyone, trading can occur anytime.
Fourth, Transparent: We can verify if a wallet holds assets and if transactions exist.



In simple terms, blockchain is an advanced application.
Now, let's understand ICO or Initial Coin Offering, which is an evolution of Crowdfunding. It is a fundraising method through digital systems where customers decide which products should enter the market, engaging them to vote by pre-purchasing, creating a network that promotes buying to bring products into reality. ICO is an evolution where people raise funds by issuing coins, and companies use that money to develop platforms, which will have blockchain data and programs for verification, allowing customers to use coins within that platform.


A key challenge in applying this in the real estate sector is creating Dynamic relationships between Loyalty Customers and Investors. This means turning Investors into Loyalty Customers and vice versa. This is a business challenge that has yet to be addressed, and Digital Assets can create this ecosystem.

How can we apply Digital Assets in real estate?
1. Distribution MODEL: Suppose we have Hotel A and apply Utility Tokens. When holding an Asset or Token, there must be a dividend distribution, which can be done via airdrop directly to the Investor's wallet. To create a Dynamic relationship, we can airdrop hotel gift vouchers into the wallet for use.
2. Holding Model: If we want investors to stake or hold the coins for a period, for example, Hotel A has a special Rooftop room that requires holding Hotel A's Token for one month to gain access. This is a privilege that money cannot book, essentially a special offer.
3. Membership Model: We can check how many coins an investor has in their wallet. For instance, having 1,000 coins makes them a gold member, while 10,000 coins makes them a platinum member. We will provide benefits according to customer class, such as allowing gold members access to the business lounge or discounts.

This is a simple case study of using Digital Assets.
As for the Framework for collaboration between Asset Wise and Future Commerce, we study to identify pain points and seek solutions. Asset Wise has started to establish Digitonize Co., Ltd. to apply suitable technology for real estate through investment in Tokenization via coins, aiming for high liquidity and returns.
