SCG Living Solution Business is advancing its management and development of new businesses to enhance service delivery and provide solutions related to 'Living' or lifestyle for residents and buildings as an Eco-system. This initiative builds on the concept by introducing 2 new business models: SCG Building & Living Care Consulting, a consulting service for construction by experts, and Smart Building Solution, a comprehensive engineering system solution provider for buildings.

 

        Mr. Wachirachai Koonamwattana, Head of Living Solution Business in SCG Cement and Construction Products stated that after the Covid-19 situation, consumer behavior has changed significantly, with a rapid shift towards Digital Transformation and an increasing focus on Health and Wellness. This has led to a substantial growth in health and safety-related products and services.

SCG has therefore initiated 2 new businesses by developing concepts and advancements in various technologies, as well as providing consulting services for design and building standards certification based on professional experience. This includes the development of products/services and solutions related to 'Living' to enhance both old and new buildings for users, communities, and the surrounding environment, aiming to improve quality of life.

The primary target group is B2B businesses such as rental office buildings, commercial buildings, shopping malls, hospitals, wellness living and healthcare projects, housing projects, and universities.

The SCG Building & Living Care Consulting business is a consulting service for construction by experts aimed at elevating construction standards to create buildings that reduce energy and natural resource consumption during construction and operation, while also considering the health and well-being of residents and the surrounding community. This is particularly suitable for all age groups, especially the elderly, who will be a significant demographic in the country.

Consulting services for developing and improving construction methods according to various standards include:

  1. Consulting services for obtaining Green Building certification (LEED, DGNB, and TREES)
  2. Consulting services for obtaining Well-Being Building certification (fitwel and WELL)
  3. Consulting services for energy-efficient buildings, including energy management analysis and improvement
  4. Design and consulting services for buildings for the elderly and all age groups (Universal Design)

 

The Smart Building Solution business is a comprehensive engineering system solution provider in the form of a System Integrator that delivers solutions using technology as per the building owner's requirements and connects various operations, from designing and installing energy technologies in buildings to improving indoor air quality and smart building technologies using Internet of Things (IoT) devices, particularly in HVAC systems (Heating, Ventilation, and Air Conditioning). The solutions offered include:

1) Energy WELL Series is a system that reduces energy consumption for air conditioning while improving air quality simultaneously by capturing CO2 and over 30 types of indoor pollutants, circulating clean air equivalent to or better than outdoor air. This is considered a Game Changer in the HVAC industry, having won the ASHRAE Innovation Award Product of the Year in 2019.

2) Energy CARE Series utilizes Digital and wireless IoT technology to control air conditioning systems within buildings.

3) INTELL Series employs high-power wireless sensors to transmit real-time signals for data analysis, enabling efficient building management.

4) HYGIENE Series enhances and elevates indoor air quality to be free from pathogens using Bi-polar Ionization System technology to manage air quality affecting health, reducing airborne pathogens, including viruses, bacteria, and PM 2.5 dust, to improve quality of life and safety for building users.

 

       For projects that meet customer business needs through SCG Building & Living Care Consulting, the firm provides consulting for buildings seeking fitwel certification for well-being with the Stock Exchange of Thailand. SCG has pioneered this in Thailand and serves as Asia’s Advisory Council, being the first in Thailand to push the Stock Exchange to achieve fitwel V2.1 certification at the 3-star level for Single-Tenant Buildings and won the Best in Building Health 2020 award from the Center for Active Design (CfAD), which issues the fitwel standards.

        In the Smart Building Solution business, SCG has installed the Energy CARE series system for the Faculty of Architecture and Planning at Thammasat University, upgrading the building for classroom management and sustainable energy for air conditioning systems, improving air conditioning efficiency in classrooms and reducing electricity consumption through online control. “The faculty recognized that air conditioning and ventilation systems often account for the highest energy consumption and carbon emissions in buildings. The Energy CARE Series solution implemented allows us to see the losses occurring in the building.

        Particularly, Human loss or losses from usage are very high, reaching up to 45%, equating to a reduction of 20 baht in electricity costs for using a classroom for 1 hour. No matter how efficient the air conditioning installed is, if we cannot control Human loss, the usage is still not good enough. However, this solution can help eliminate unnecessary losses, reduce costs for the faculty, and ease the workload for building maintenance staff, making it a model for a Smart Faculty that is prepared and pushing the faculty into the future concretely.

To date, SCG has over 130 projects, mostly new buildings, and another 50 projects will involve old buildings being prepared for universal design upgrades. SCG will select technologies from various international partners to bring suitable innovations for use in Thailand, creating an interesting network of solutions, with each building integrating new innovations tailored to its specific needs.
