N.C. Housing Introduces Strict Post-COVID-19 Guidelines to Build Brand Through Community Management for Modern Homebuyers

Mr. Rangsarn Nantakawong, Deputy Managing Director of N.C. Housing Public Company Limited emphasized the importance of choosing a home from the perspective of an experienced housing project developer. Buyers should consider the main factors when moving into a community, as long-term community management will be the most crucial aspect. From now on, community management must play a significant role with strict measures to adapt to the new normal lifestyle post-COVID-19. Homebuyers should be aware of the new context of home purchasing and should investigate projects before making decisions, including the mandatory regulations of the housing juristic person, community living rules, safety, property security, community hygiene, and public utility environments, all with strict care measures. When investing in a home, it must be a safe and valuable investment, with zero tolerance for theft, ensuring confidence in safety both inside and outside the home, utilizing technology for real-time monitoring 24/7, enhancing the efficiency of security personnel, and conducting regular inspections around the project while keeping track of daily information.
Mr. Rangsarn further stated that the patterns and behaviors of community living have changed after COVID-19, adopting a New Normal lifestyle with Health Tech, learning health technologies, and practicing social distancing. Community activities must now be conducted online. The choice of homes must address the changing social lifestyle, ensuring a better family life through community care and happiness, alongside a pleasant living environment. There are five components of effective community management:
1. Prioritize the community environment by maintaining beautiful landscapes, ensuring daily cleanliness, and implementing systems to prevent gatherings while maintaining social distancing in community facilities.
2. Establish strict security systems for property within the project, including screening points for entry and exit, mandatory mask-wearing, and 24/7 safety measures, including temperature checks for visitors and daily reporting of results.
3. Integrate health and hygiene knowledge within the community, ensuring cleanliness and reducing density, maintaining social distancing in public areas, and preventing gatherings in places like parks, clubhouses, swimming pools, and gyms, while ensuring that local businesses cooperate with the community.
4. Maintain public utilities, including waste separation, promoting the use of cloth bags, and ensuring that public facilities like sidewalks, drainage systems, parks, and clubhouses are always in good condition.
5. Emphasize the establishment of a housing juristic person, selecting knowledgeable teams, and forming a volunteer community committee dedicated to overseeing the management of common fees and maintaining a systematic budget, while ensuring communication with project members and fostering community relationship-building activities.
Mr. Rangsarn concluded that the development of projects under the N.C. brand, with over 56 projects in 26 years, aims to create a model of a perfect community. From the beginning of project development, the focus has been on enhancing happiness for every family, increasing the value of homes over time, and providing added value for homes to be passed down through generations for today’s homebuyers.
